EPC Rating E
Woodborough House is situated on the edge of the popular village of Woodborough, about 4 miles west of Pewsey. The surrounding countryside is designated an Area of Outstanding Natural Beauty and is well served by foothpaths and bridleways. Pewsey provides good local facilities including a fast train service to London (Paddington). In addition trains into London (Waterloo) are available from Andover. A larger range of shopping, educational and recreational facilities are available in the market town of Marlborough. There are good schools, both state and independent, in the area Stepping Stones, St Johns, Marlborough College, St Francis, Pinewood.
Woodborough House was built in 1928 and is reached via a quiet no through lane by its own drive to a gravel sweep. Both the drawing room and sitting room have a southerly aspect, enjoying views over the garden.
The garden is very much a feature of the property and is bounded by high hedging providing protection and privacy. The soil, which is greensand, is particularly fertile. To the south of the house is a flagged terrace, leading to the gravelled path, flanked by Copper Beech hedging. There is a shelter belt on the western boundary made up of mixed mature trees. A woodland path and bridge takes you over a small pond. A carport links the house to an elm boarded office/games room with pump room and store room. Adjacent to the drive is a timber-built outbuilding incorporating a double garage, loose box and tack room.
From Marlborough, take the A4 west signposted Calne/Chippenham. After approximately 2 miles, pass a petrol station on your right, turn left signposted Lockeridge. Continue through Lockeridge, Alton Barnes and Honeystreet, pass the village sign to Woodborough. Take the next left through the village, then take the next turning on the left, signed to The Church, then within 50 yards take the next right signposted to Church Farm. Where the lane turns sharp left to the entrance to Woodborough House is ahead just to the right of a farm track between stone gateposts and up a gravelled drive.
