Full description

Lower Cottage is positioned within the tiny hamlet of Diptford Cott surrounded by the glorious South Hams countryside and close to the River Avon at Bickham Bridge.

There are lovely walks literally on the doorstep and Dartmoor is just a few minutes by car.

The nearby village of Diptford, a mile to the north, has a church and primary school whilst Avonwick, about two and a half miles, has a pub, general stores, petrol filling station and a croquet and tennis club.

The town of Totnes, around seven miles, has a wide range of shops and amenities including a main line railway station, weekly market, community college and many cultural facilities. The A38 for Plymouth and Exeter can be reached within around ten minutes drive.

Lower Cottage is understood to have been started off as a one-up, one-down cottage and was enlarged with a two-storey extension, probably in the 1960's. The sitting room has a timbered ceiling and working fireplace with back-burner heating the radiators. The kitchen forms part of the extension and has an oil fired Rayburn which heats the domestic hot water.

The majority of rooms take in the lovely views over the surrounding fields and wooded hillsides.

The windows are double glazed and there is a store at one end of the building which lends itself for incorporation with the accommodation, subject to any required consents.

Outside, there is a good sized mostly grassed garden which wraps around two sides of the property.

There is scope for some general improvement and possible enlargement, subject to any required consents.

Directions
From South Brent follow the signs for Avonwick and pass through the village and take a right immediately after the stone bridge signposted Diptford. Follow this road for 1.5 miles and once you reach the village take a right after the primary school by The Old Bake House with the 'Unsuitable For Heavy Lorries' sign'. Proceed along this lane for 1 mile and on reaching the T' Junction Lower Cottage will be found on the left..

Alternatively, on entering Avonwick from the South Brent direction, turn right in the village by the petrol filling station signposted North Huish.
