This fine vessel originally started off life as a refuelling tanker to serve the old Short Sunderland Flying Boats It has now been since stripped of its tanks and engines and converted into a very smart and stylish houseboat. The bathroom has a wall hung WC, basin and shower using quality fittings throughout. The main central section of the boat is open plan to the upper and lower levels with a good sized kitchen below decks using standard household appliances and living space upstairs where there is a rebate in the wall and all cabling for a TV.The kitchen includes standard domestic type appliances consisting of washing machine, fridge, freezer, dishwasher (compact unit), electric oven and gas hob. There are also numerous drawers, cupboards and shelves for storage. Both bedrooms have fitted wardrobes and drawer units with large storage capacity below the bed in the master bedroom. The upper living space area opens out to the rear deck via bi folding doors letting maximum light and air into the place on a hot day. Great timber decked stern deck, reasonable size with full walkaround decks and good sized front deck too. Also has external lighting for those late night parties. There is a large space beneath the rear deck for storage, accessed via a hatch. Alternatively could be used to accommodate some form of propulsion system. The rudders are still in place and turn freely. The huge portholes in the kitchen, bathroom and front bedroom let loads of light and air into the place so it doesn't feel claustrophobic. Large escape hatch over the bed in the main bedroom for stargazing. Technical stuff: There are water tanks up front and under the floor of the kitchen area which feed a automatic pump unit serving the boat. There is a 125 litre capacity indirect hot water cylinder with immersion heater. The boat is heated with an oil fired boiler - again standard domestic unit so spares are not silly 'boaty' prices, which serves radiators in each room. There is one large flat panel radiator downstairs which heats both the kitchen and upstairs area. Heating is controlled using a wireless thermostat / programmer, so you can turn it on and off from in bed or anywhere else in the boat. The boat is very well insulated with a sandwich of sprayfoam, Kingspan rigid insulation and rockwool - very warm even on the very coldest of days. Wastewater goes either straight overboard or to wastewater tanks also below the floor of the kitchen. These tanks are coupled to a wastewater pump unit with pipework to an external outlet at the back of the boat for connecting to a mains drain. There is also an automatic bilge pump unit installation - never been used and hope it never is. LED lighting throughout (except perhaps the fridge and oven) and all appliances are 'A' rated or better. All in all this boat is the optimum size and is well proportioned in terms of accommodation spaces, both internally and externally for a couple to live comfortably on and find moorings for. The boat is presently moored in Barking, East London - can assist with arrangements to move it to a mooring of your choice. I intend to crane the boat out of the water shortly for a survey and allow potential buyers carry out their own survey.
