Location

Grianach is close to Kenmore, a designated Conservation Area, with a variety of charming properties, a church and the reputedly oldest inn in Scotland.

The village is located at the end of Loch Tay on a short peninsula beside the River Tay outflow. Kenmore has a recorded history stretching back to the mid 1500's, although there has been settlement in the area for much longer than this; the many crannogs and stone circles in the locality, many of which are several thousand years old are testament to Kenmore's ancient origins. The village itself is relatively new (1540) and The Square has remained virtually unchanged since those days. As a result, it has a character and charm which is almost unrivalled in Scotland. The Kenmore Gateway, The Square, the main blocks of buildings, and Kenmore Church are arranged symmetrically, with a main road leading off north west to the Kenmore Bridge, a general store, the Post Office and the Reading Rooms. Kenmore is also the home of the oldest inn in Scotland, the Kenmore Hotel, and nearby, at The Courtyard, there is a bar, bistro and delicatessen.

Aberfeldy is the nearest main centre with all essential services to hand including a new medical centre and cottage hospital, banking, veterinary surgery, optician and dental practices, a varied selection of quality shops, and schooling at the well regarded Breadalbane Academy, providing education from nursery to sixth year secondary. Pitlochry, approximately 23 miles, is home to the famous Festival Theatre, and has a mainline railway station. The vibrant county town of Perth is 38 miles to the south.

The area provides ready access to a wide range of recreational pursuits, including golf on the many nine and eighteen hole courses (including the famous Taymouth Castle course which is currently being redeveloped) and a nine hole course at Mains of Taymouth. There are opportunities for sailing and watersports, salmon and trout fishing on lochs and rivers, climbing, mountain biking and walking with several Munros nearby. The Aberfeldy Recreation Centre has a 25 metre pool and squash courts amongst its facilities. There are also many clubs and organisations catering for an extensive range of interests.

Description

Grianach, meaning "Sunny" in Gaelic, is a superb family home situated in an elevated position on the south side of Kenmore, with outstanding views over Loch Tay. The north facing views are spectacular and undisturbed with the central focal point being Kenmore Church on the brow of the hill opposite.

The house was built in 1983 and offers excellent flexible accommodation. The principal living accommodation is on the ground floor, to take advantage of the breathtaking views, with the majority of the bedrooms on the lower ground level below.

ACCOMMODATION

From the steps to the front of the house, the front door leads into an entrance porch with a glass door into the main hall. Here a glass floor to ceiling partition wall immediately provides fantastic views via the sitting room through the north facing windows beyond. The sitting room/dining room offers excellent open plan accommodation with the two large windows making the most of the views. There is a connecting door into the kitchen which in turn has a further door leading into the main hall.

The kitchen is fitted with a range of base and wall units, integrated sink and a Neff electric oven and grill, fridge freezer and Neff dishwasher. A window to the side has views of the countryside to the east. Situated off the kitchen is the utility room, which also has a range of fitted units, an integrated stainless steel sink and plumbing for a washing machine.

The lower ground floor also has a back door giving an alternative access to the house.


OUTSIDE

At the front of Grianach there is a generous parking area with direct access from here into the double garage. Steps lead down to the front door of the house where there is also a good sized terrace with flagstoned paving which is surrounded by a stone wall with flower beds.

A flagstone path and steps lead to the side of the house through the terraced flower beds, which run alongside the burn and down the gardens to the rear. Here are also stunning views over Loch Tay and towards Kenmore. The gardens are terraced and sloped but well stocked with a range of mature shrubs, flower beds and trees. At the foot of the garden there are beautiful rhododendrons, and the burn which passes along the east boundary is a lovely feature.

Also in the garden there is a Finnish barbeque hut with power and light. It provides a wonderful place for entertaining guests and making the most of the stunning views.
