Full description

What makes this property special?
Situated just on the edge of the hamlet of Little Alne, 2 Holyoake Cottages is a deceptively spacious semi-detached cottage originally built in the 1700's which has been extended and remodelled over the years and has upvc double glazing. There is still scope to do more to the property should you wish.
Set back from the road and approached through a five bar gate and over a good sized drive, this lovely home offers a warm and welcoming first impression. With well-proportioned accommodation, an inglenook fireplace, exposed beams and trusses, flagstone floors it has lots of charm and appeal.
The sitting room is a particularly attractive room which has dual aspect and there is a large inglenook fireplace housing a multi fuel stove. To one side of the room and behind a door, stairs lead to the first floor.
The dining room looks out over the front of the house and has exposed beams. To the rear, it opens into a lobby area with a flagstone floor and there is access to the rear garden. Adjacent to the dining room is the kitchen, again with a flagstone floor. There is a range of fitted floor units, an electric oven and exposed beams - this is the area that perhaps has scope to remodel with the proper consents and have one large open plan kitchen, living, dining area.
The study and utility/laundry room both have flagstone floors and these rooms complete the downstairs accommodation.
The master bedroom which has wonderful views over the front of the property and further far reaching views, has exposed timber flooring and there is an en-suite bathroom. There are two further bedrooms, both having rear garden aspects, and one having a built-in cupboard. They share a family bathroom.
The gardens are a lovely feature. The front garden is mainly made up of lawn with well stocked borders and there is pedestrian access to the rear garden. The private and secluded rear garden is mainly laid to gravel with stone walling, planted borders and an ornamental pond, a timber shed and a storage shed.
