For buyers looking to acquire a country guest house in a wonderful location, Grizedale Lodge should prove to be ideal. Set in the delightful Grizedale Forest between Lake Windermere and Coniston Water, Grizedale Lodge is a generously proportioned former hunting lodge for Grizedale Hall. The lodge was purpose built for entertaining and accommodating large parties so its current use fits the property beautifully. There are 8 pleasantly proportioned letting bedrooms, a lovely dining room and good size accommodation for the owners, which has recently been refurbished.

Grizedale Lodge has a wonderfully peaceful location within the unspoilt surroundings of Grizedale Forest, yet is within around 2.5 miles of the picturesque honeypot village of Hawkshead where the internationally renowned poet William Wordsworth was educated. Indeed this is an area with real literary connections inspiring the likes of John Ruskin, Beattrix Potter who both lived nearby as well as Arthur Ranson of ''Swallows and Amazons'' fame. Located within the heart of the Lake District, Grizedale Lodge forms a marvellous base for exploring the numerous surrounding natural attractions. Coniston Water lies to the west and Windermere to the east and there are numerous walks in the surrounding countryside which is also popular for cycling and mountain biking. In addition, sporting activities such as golf and fishing are provided for and the rich variety of wildlife also marks out this part of Cumbria as popular with photographers and wildlife enthusiasts. Within the forest itself is Go Ape, an aerial adventure course together with the award winning Sculpture Trail. All in all, there is plenty to see and do all year round in this most attractive area in the heart of the Lake District National Park.

The current owners purchased Grizedale Lodge in 2011 and during their ownership they have carefully refurbished and upgraded this lovely building. The residents' lounge and dining room have been delightfully refurbished to make the most of the glorious views out across the valley. The house has been completely redecorated, extensively re-carpeted and refurnished as well as having the owners' accommodation re-configured to provide more spacious accommodation. Having enjoyed their years at Grizedale Lodge and having significantly increased the turnover and profitability, the owners are now looking to retire from the hospitality industry.

A generously proportioned former hunting lodge thought to date from the turn of the 20th Century, Grizedale Lodge was adapted into a restaurant with bedrooms in the early 1970s. In the early 1990s the owners' accommodation was added with a two storey extension at the rear. The property is detached, rendered and colour-washed with pitched slate roofs and has accommodation arranged at ground, lower ground and first floors.

From the car park at the front, there is an entrance porch leading through into the welcoming reception hall with staircase leading to the first floor and a lovely reception area offering views over the surrounding forest. Lovely residents' sitting room with log burning stove and feature bay window as well as French doors out onto the balcony which gives superb views out across the valley and to the forest beyond. Residents' dining room is situated off the hallway and is an inviting and nicely proportioned room currently set out for 24 and enjoying similar views across the valley and access to the balcony and sitting room.

8 Letting Bedrooms to sleep 16 (7 double and 1 twin). Two have en suite shower rooms while the reminder have en suite bath rooms. All letting bedrooms have central heating radiator, colour television with DVD player, hair dryer and tea and coffee making facilities.

The owners' accommodation comprises of a lovely sitting room with wood burning stove and French doors to a private balcony and garden with views out across the valley. Double bedroom with en suite shower room and private access. Further double bedroom with en suite bathroom and over-bath shower and separate toilet. Third bedroom. Good size office. Dressing room.
