The Property
Highfield Grange is thought to have been constructed in 1985 on the site of two barns for the then headmaster of Mowden Hall Preparatory School. The property sits in an elevated position in the sought-after Tyne Valley village of Newton and enjoys far-reaching, southerly valley views. The property has been renovated and extended over the years and offers bright, spacious and flexible living accommodation with potential to create an annex if required (subject to any necessary planning approvals).

Wooden double doors to the front open into a glazed porch which has doors into the reception hall and dining room. The welcoming reception hall has stairs leading to the first floor and gives access to the east and west wings of the house. To the west wing there is a fabulous drawing room with three windows to the south aspect, glazed French doors leading out to the side terrace and a feature gas fireplace with marble surround and decorative arched cast iron insert. There is also a generous study which is currently used as a gym. The spacious kitchen/breakfast room is fitted with an extensive range of bespoke Birdseye maple cabinets from Broomley Furniture with complementary granite work surfaces. The kitchen has a 1 bowl under-mounted sink, circular prep sink, range-style cooker, integrated fridge and microwave and is plumbed for a dishwasher. There is ample space for either everyday dining or a sitting area in the glazed bay window which offers views of, and access to, the garden and grounds. An open archway leads to the more formal dining room which has a recess to the chimney breast, glazed French doors out to the terrace together with glazed door to the hall. A door from the kitchen leads into a utility room fitted with matching bespoke units, Belfast sink, plumbing for a washing machine and space for a dryer. The utility room is also accessed from the everyday entrance porch/cloakroom which has exposed stonework. The bright, informal sitting room, formerly the garage, has two sets of glazed French doors and further floor-to-ceiling glazing permitting enjoyment of the garden all year round. This room, which has a bespoke maple cupboard together with a large store to the rear with shower room off could be converted to form an annex if required. A cloakroom/WC off the reception hall completes the ground floor accommodation.

Stairs from the hall lead up to the first floor, with oriel window on the half-landing that floods the galleried landing with natural light and offers far-reaching valley views. The landing gives access to all the bedrooms, most of which are south-facing and enjoy elevated views of the Tyne Valley and beyond. The triple-aspect master bedroom suite, located at one end of the house, provides a spacious bedroom with sitting area, walk-in wardrobe, en-suite and access to the roof terrace. The en-suite is fitted with a freestanding, double-ended, ball-and-claw foot bath, walk-in steam shower, twin wash hand basins, bidet and WC. There are four further bedrooms, one of which is fitted with a range of Hammonds wardrobes and cupboards and benefits from an en-suite with double-ended bath, separate corner shower, wash hand basin and WC. Two of the three other double bedrooms are also fitted with a comprehensive range of Hammonds fitted furniture. These bedrooms are served by a bathroom with corner bath, shower/steam room, wash hand basin, bidet and WC.

Externally
Highfield Grange is approached through electric double gates set in a stone boundary wall. The gates open to a block-paved drive, with turning circle around the feature pond and ornamental fountain, that leads to a parking area for a number of cars and the attached double garage. The garage, which has two electric up-and-over doors to the front and further electric up-and-over door and window to the side, benefits from power and light. There is a workshop/utility area to the rear with sink and fitted shelving along one side of the garage. A door from the garage gives direct access to the house.

The garden and grounds lie mainly to the south of the property with rolling lawn, beds and borders that are well stocked with flowers and shrubs, together with a selection of mature trees and hedging to the boundary. Raised terraces to the front and side of the house provide areas to enjoy the stunning views and peaceful surroundings and offer ideal outdoor entertaining spaces. The lawned garden to the eastern boundary leads to a further raised seating area and roof terrace. For the keen gardener there is a greenhouse and garden shed, together with a summer house. The outdoor terraces are provided with lighting and the terrace to the western boundary has a pedestrian gate to the lane which leads to the village.

A large, pond with gated entrance and surrounding fencing provides a haven for wildlife and includes a small island. The garden and grounds amount to around 2.0 acres.

Note: While Highfield Grange is located outside the conservation area, any alterations do require permission from Allendale Estates.
