HOW TO GET THERE TQ9 6AL. Leave the A38 at the Ashburton - Peartree Cross turnoff and take the Landscove road. Continue for 3.2 miles, passing through Landscove and the entrance to Hillcroft House is on the left. From Totnes, go through Dartington on the A384. After Dartington, just over the brow of the hill, turn right signposted Staverton Bridge, cross the Dart, bear right after the railway line and turn left signposted Landscove. After 1.2 miles the entrance to Hillcroft House is on the right.

STAVERTON Staverton lies on the northern edge of the South Hams in the beautiful rural triangle between Totnes, Ashburton and Newton Abbot. The name Staverton or Stouretona means 'the village of stoney ford'. The ford, an ancient crossing many centuries old provided a route from the village to Dartington. In 1413 the very elegant Staverton Bridge was built. The village has a parish church, the well-known Sea Trout Inn, a primary school, St Christopher's Nursey and Preparatory School and playing fields with tennis courts. The surrounding countryside and the River Dart provide wonderful opportunities for the country enthusiast including splendid walks, riding and fishing. Close by are Dartington Hall, which has worldwide renown as a centre of excellence for music and the performing arts, and the acclaimed Riverford Field Kitchen restaurant. Together with Dartmoor to the west, the Devon Riviera to the east and the South Hams to the south, the area is host to a wide choice of recreational and sporting facilities. Both the A38 at Ashburton (3m) and the market town of Totnes (5m) are within easy reach. The sea is 12 miles away and the blue badge awarded Blackpool Sands beach is 16 miles.

THE PROPERTY In a rural location just three miles from the A38 at Ashburton and four miles from Totnes, detached Hillcroft House, built in the 1950s, stands in grounds of almost half an acre which include a number of useful outbuildings and it has views in all directions over pretty South Devon countryside with Dartmoor on the horizon to the west.
Its two reception rooms, three bedrooms and its large garden make it an ideal family home in the country and there is plenty of room to extend - something that many buyers will consider, along with modernising it. Some of the windows have been upgraded to uPVC units and a new oil fired Worcester boiler was fitted last December. The outbuildings include a garage & store, a second garage & large store shed and a main workshop building and these offers buyers all sorts of opportunities.
