The Castle Hotel is a well presented, traditional, all round Highland Hotel overlooking the sea front. When it was trading the hotel enjoyed tremendous year round local support, driving significant levels of business even during winter months when many hotels can be extremely quiet. From its prime central trading location in Portmahomack the business benefits additionally from the popularity of the seaboard villages and the strong influx of tourists especially between Easter and October.

Presently the Hotel does not trade and is being placed on the market by the owner as he is unable to trade the business due to a change in his personal circumstances. Recently primarily used as a family home, the hotel would require some cosmetic and redecoration work to bring the business back to a satisfactory trading standard.

The commercial kitchen is well laid out and there is a good range of catering equipment. Portmahomack with its population of circa 600 is a highly popular residential village but is also a very attractive tourist destination during the summer season. With its long sandy beaches and a very attractive harbour, Portmahomack attracts both "day-trippers" and more long-term visitors partly due to its unusually sunny and pleasant micro-climate. The village has a caravan site which is well frequented in the main season. Portmahomack has a number of small visitor attractions including a Discovery Centre Pictish Museum, Tarbetness Lighthouse, dolphin trips and a 9-hole golf course. It is also a popular start point for coastal walks around the Tarbat peninsular and is a magnet for water sports enthusiasts with its sheltered open waters. However within the larger catchment area there are a broader range of attractions including Fearn Abbey, Tain Pottery, Anta Pottery, Glenmorangie distillery, and Dunrobin House to name a few.

For sports enthusiasts there is ample variety including fishing, field sports, outdoor activities and golfing venues. For the dedicated golfer, there are a number of outstanding quality golf courses within the immediate area, the most famous being Royal Dornoch and the championship course at Tain. The courses at Nairn and Castle Stuart are a short drive away. Portmahomack is well located for exploring the wider Highland region and taking in its many natural attractions. Inverness, Culloden Battlefield and Loch Ness are all within an hours drive of the village. Outdoor pursuits such as bird and nature watching also draw a great many visitors to the area who take advantage of the abundance of wildlife. Within the Cromarty Firth seals are readily observed and in the Moray Firth the dolphins are a great attraction.

The area around Portmahomack has a strong farming tradition with some light engineering in the area. The resulting influx of workers for oil and renewable industries makes this part of Ross-shire a vibrant business location. Portmahomack is close to the newly revitalized Nigg fabrication yard and a short drive to the busy A9; the arterial route from Inverness to Thurso. The local town (Tain) has good rail links and an excellent range of shops and amenities for visitors and residents alike. Tain also has a full range of education facilities while Portmahomack has its own primary school.

The Castle Hotel is a substantial terraced property of traditional construction under a pitched slate roof. The building has accommodation arranged over two floors, and is mainly double glazed.

The main hotel door opens directly into the spacious L shaped bar. To the right is a small sitting/ dining area complete with hardwood flooring and an open fire. To the left is the main seating area within the bar, which is a mix of tables and chairs as well as some booths. This is a spacious and comfortable area with a welcoming open fire. Beyond the bar is a further elevated customer area containing the pool table, two dartboards, and display cabinets for the many trophies that were once displayed. Additional entertainment is offered via the large widescreen TV. The dining room is located off the bistro area and a door opens on to the main stairwell which leads upstairs to all seven bedrooms.

The hotel has 7 letting bedrooms, to sleep 16 guests (2 triple, 2 twin and 3 double). These are comfortable and attractively furnished and all benefit from electric heating, colour television with Sky Channels and tea / coffee making facilities. Five of the bedrooms have en-suite facilities and the remaining two share a family bathroom. At present two of these rooms are utilised as owner's accommodation.

The hotel has a good-sized and well equipped commercial kitchen with an adjoining wash-up area and laundry facilities. There is ample fridge and freezer capacity and storage space for dry goods etc. To the rear of the building is a separate vegetable store, beer cellar and wine/ spirit store. Equipment includes two free standing, full sized bain maries, a salad bar, 6 burner gas cooker, double fryer, coffee machine, and various fridges and freezers. There is also a carvery unit and Miele flat ironing unit.

The Castle Hotel is a substantial property enjoying sea views and a prime site centrally situated in the village of Portmahomack. To the rear of the business there are various outbuildings as mentioned above together with a small elevated garden and drying green.
