SITUATION Hannaford House is the principal dwelling in the small hamlet of Hannafordabout a mile out of Swimbridge in North Devon. The hamlet comprises about 4 other dwellings. The village has a primary school and a thriving community with a pub and shop.It is a short drive via the A361 North Devon Link Road to the outskirts of Barnstaple. Barnstaple is the regional centre of North Devon and offers a good range of facilities and amenities including sports centre, out of town and town centre shops, regional hospital, businesses and indoor Pannier Market. It lies at the head of the tidal Taw Estuary which gives way at its mouth to some of the best beaches (Croyde, Putsborough and Saunton Sands) in the west country. It also hosts the Tarka Trail cycle track which follows the path of the old railway track inland as far as Torrington and Merton. To the North of Hannaford the undulating lowland landscape quickly gives way to the open moorland of Exmoor, home to a myriad of opportunities for outdoor recreation including field sports, walking and riding

DESCRIPTION Hannaford House offers a quality of architectural detailing more commonly associated with much larger country houses. The symmetrical front façade with its ionic pilasters to each end flanking the two tripartite sash bow windows below the central Venetian window, all under the hipped slate roof with central diamond pattern panel gives a very attractive introduction to the equally high quality interiors.

The entrance hall extends to the fine stair hall with oak dogleg staircase arriving on the galleried landing with ornate plaster work. The two main reception rooms with their gracious bay windows at the front of the house sit either side of the entrance and enjoy the southerly view. The drawing room has a particularly fine chimney piece and plaster ceiling with dado rail and panelling. The dining room also has a fireplace and oak panelling with a serving hatch from the farmhouse kitchen with Aga and door to the west.

Upstairs there are two good sized bedrooms at the front of the house connected via the bathroom with doors from both bedrooms. The bathroom has a venetian window and more ornamental plasterwork. Above the front sections of the house are former servants' attic rooms, currently unused but offering more accommodation if required. The attics are naturally lit from a gable end and roof windows.

An earlier wing at the back of the house provides additional accommodation which can be configured to be semi independent with its own access from the courtyard at the back of the house. There are also connecting doors on the ground and first floor. It is currently configured as an office with its own access making it very suitable for home working. Upstairs there are two bedrooms, a bathroom and a box room.

Beside the house to the west, a cobbled yard extends into the grass rear yard which is walled and has two stone barns surrounding; one of which has a large fireplace with adjoining copper, two stories and a beautiful cobbled floor. The larger of the two barns was the former stable building with panelled tack room, three stable ties with stable flooring and an adjoining coach house, now used as a single garage with up and over door with a loft above.

GARDENS AND GROUNDS The setting of Hannaford House on a gentle south facing bank is enhanced by the mature gardens leading away from the house. The walled gardens slope gently down with herbaceous and shrub borders and ancient stone walls. There is a second walled garden beside the house in which there is a heated swimming pool heated from a heat exchange unit in a greenhouse adjoining. On the south wall outside the walled garden there are vegetable beds and fruit trees.Below the gardens the grounds extend into the park field which runs down to the brook forming the southern boundary and where there is an ornamental pond fed from a leat from a weir in the stream. There are some beautiful young ornamental trees in the park including cedar, lime and willows. There is also a field shelter with separate access into the park at the north western end.
