Property Description

Full description

A rare opportunity to purchase a circa 11 acre farmstead situated within the highly sought after South Hams together with a three bedroom farmhouse, and a range of traditional farm buildings.

For the past two generations Kerrydowns Farm has been farmed by the Andrew family. Following their decision to retire from farming, the Blackhall Estate has decided to sell part of the farm. The Freehold is therefore being offered for sale with vacant possession.

Approached via a private driveway of approximately 1/5 of a mile, the farmstead at Kerrydowns sits centrally within its own land and occupies a prominent position commanding views over the River Avon and adjacent woodland.

Kerrydowns incorporates a range of twentieth century and traditional farm buildings in addition to its three bedroom vernacular farmhouse, all of which offer enormous potential for development. Surrounding the farmstead is just over 11 acres (4.5 hectares) of broadly level and gently sloping permanent pasture divided among four roughly equal sized paddocks.

Kerrydowns is situated in the Parish of North Huish, just outside Avonwick, a small village hosting a pub, village shop, one of England’s last remaining proprietary chapels, and the third oldest Tennis club in the World.

Kerrydowns’ nearest town, Totnes, boasts enormous character and is full of interest.  Known internationally as a centre for music, art, theatre and natural health, the ‘transition’ town has its own currency, a unique High Street crammed within dependent shops, and is widely regarded as a place where one can live a ‘Bohemian lifestyle.’ Totnes also has wide range of good local schools, mainstream shopping facilities and recreational activities, including an indoor swimming pool and boating opportunities on the stunning River Dart.

The nearby South Devon coast is renowned for its sandy beaches, picturesque coastaltowns and villages offering fantastic sailing and sea fishing opportunities whilst the South West Coastal Path offers miles of beautiful walks and access to many ofthe region's sandy beaches. Dartmoor National Park with its dramatic scenery isalso within easy reach offering 365 square miles of open access ground

Believed to have been constructed in the early twentieth century, the house at Kerrydowns offers enormous opportunities for re-development as a good sized family home. At present the dwelling incorporates a gross internal area of 1785 sq ft (166m2) divided among three bedrooms, a kitchen/breakfast room, sitting room and dining room. There is provision on the second floor for further accommodation

Grouped adjacent to and to the south west of the farmhouse is an extensive yard surrounded by a number of modern farm buildings as well as a number of traditional stone barn swhich, subject to obtaining the necessary planning consents, could provide residential or commercial opportunities

The land being offered with Kerrydowns extends to just over 11 acres in total, of which approximately 10.3 acres is permanent pasture, the remainder being yards, buildings and the house. The land is divided between four parcels, each of which is accessible from the farmyard. The land has a southerly aspect and is broadly level, with small areas of steeply sloping ground in parts. The ground is stockproof to beef and sheep throughout.

Kerrydowns is connected to a mains electricity supply, with a private water supply laid on. Foul drainage is via a septic tank.

Connection to water main is believed to be available in the adjacent roadway, though this is unconfirmed at the time of publication of these particulars.
