House with second house added, extended, now one. Early-mid 18th century, extended late 18th century, altered mid 20th century. Header bond brickwork, tile-hung rear, with brick stacks to ends of central section, and tiled roof with stone slate verges. Single-depth plan with end extensions. 2 storeys and attic plus cellar; 1:2:2-window range. Central range is double fronted with a brick plat band, and cogged brick eaves which extend either side; a restored doorway has an eared architrave and pediment, and door with 6 raised panels, rubbed brick flat arches to 8/8-pane sashes in flush frames, and a blind window over the door. Right-hand section has similar windows and a right-hand mid 20th century brick buttress; left-hand section, rebuilt 20th century, has similar windows, and an end return bowed with a half-conical roof.
Poole was bombed extensively during the Second World War: Ostlers' yard was impacted and the rebuilding started in 1954.
The ground floor has hardwood or hardwood parquet floors throughout and comprises a cloakroom, a substantial office(or snug or children's lounge), kitchen through to dining room, and magnificent 300+ sq ft drawing room. All overlooking the large South/South West facing courtyard garden.
Below is the cellar which I am told is the perfect environment for wine storage.
The property has a garage and off road parking behind a solid wood electric gate. These are worth their weight in gold in the old town.
The first floor has 3 double bedrooms, a distinctive hardwood floor landing and 2 stunning unique bathrooms. The top floor has 2 further bedrooms, a library stairwell, and loft access. Depending on your requirements this floor would make almost a separate living space: nanny accomodation, teenager out-of-sight bolthole, guest suite.

In the old town Poole quarter, it is like living in a village within a town. The vendors say it is a different world past the pedestrian crossing. It is a mix of quiet cobbled streets, and an always interesting stroll to the bustle of Poole Quay where you can see anything from fishing boats coming back in to sleek Sunseeker yachts, whose home is Poole. You will always find something different here: fireworks evenings to biker evenings, cockles on the quay to traditional pubs to evenings out at the Guildhall Tavern or Sunday lunch buffet at the Hotel Du Vin. And for home cooking, a visit to Greenslades fresh fish market shop on the other side of the bridge will not disappoint.
Of course in town, everything is convenient: doctors, dentists and Sainsburys supermarket all within walking distance. For work out of the area, Poole railway station is less than 10 minutes walk. By car you get quickly access the A31 with at least dual carriageway to the New Forest, Southampton and the UK motorway network. Bournemouth International Airport is the fastest growing in the UK. And Poole bus station is a National Express link. And from Poole Quay there are ferries to France and the Channel Islands.
For schooling, the local choice is excellent. At primary level, there is the Old Town Infants, the Twin Sails infants and Longfleet CofE. At secondary level, there is St Edwards, Parkstone Grammar, Magna Acadamy. All of these are Ofsted rated good or outstanding. The private schools of Yarrells, Dumpton, Castle Court Canford, Bryanston and Clayesmore all run minibus services from Poole.
Commercially Poole is a growing area, enhanced by the new Twin Sails bridge and the Poole/Bournemouth conurbation is a significant employer in the South of England with the headquarters of LV, JP Morgan, Barclays International, RNLI, Sunseeker Marine, Lush and Merlin Entertainments.
You are on the edge of Poole Harbour, which is the 2nd largest natural harbour in the world, and haven to boats of all sizes. There are of course many marinas, yacht clubs, and slipways and even if the water is not for you, it remains a spectacular sight to watch the kitefsurfers and windsurfers in this UK hub for the sports. There is also a large cycling community with a favourite trip being to take the Sandbanks chain ferry to explore the Purbeck Hills. Dorset's Jurassic Coast is a key destination for walkers. And locally Parkstone Golf Club is in the top 100 in the UK.
The owners are leaving after 17 years here, but leave behind for the new owners a portfolio of support for the property: Plumber, painter, electrician, gardener, odd job man, cleaner. Even a babysitter if needed.
Sometimes, some properties leave you in awe.
