Bruce and Co. are privileged to introduce to the market Lossiemouth House, a beautifully presented guest house situated in the coastal town of Lossiemouth. The business has been awarded a 3 star rating by the Scottish Tourist Board and is featured on the Visit Scotland website. Lossiemouth House provides 3 star guest house accommodation with 6 letting rooms on a bed and breakfast basis in a commanding property with elegant interior making the business very unique in the local area. The property has been under the very caring ownership of our clients since 1976 during which time they have carefully carried out substantial renovations and refurbishments throughout the entire property to creating an impressive private home with separate guest house accommodation. Our clients after 40 years are reluctantly offering the business to the market due to their impending wish to retire. Lossiemouth House enjoys a good turnover and not only provides the owners with an excellent source of income but also a substantial and completely private family home. The property is truly stunning with exceptionally unique features such as the stand out turret and can only be appreciated in full by viewing. The business enjoys high occupancy levels and trades all year round. Despite business being generated from visit Scotland we believe that further marketing and visibility on other accommodation booking sites along with various accommodation configuration options would increase turnover.

The property occupies a large plot on Clifton Road in Lossiemouth which is a town in Moray, Scotland. Originally the port belonging to Elgin and became an important fishing town. Although there has been over a 1,000 years of settlement in the area, the present day town was formed over the past 250 years and consists of four separate communities that eventually merged into one. Lossiemouth is one of the largest and busiest fast-jet stations in the Royal Air Force, known for its close proximity to flight training areas in Scotland and it's favourable local flying conditions. It is now the only operational RAF station in Scotland and is one of two main operating bases for the Eurofighter Typhoon FGR4 in the UK. It is home to three frontline units which operate the Typhoon (No. 1 Squadron, No. 2 (AC) Squadron and No. 6 Squadron) each of which contribute to the Quick Reaction Alert (Interceptor) North capability which provides protection to UK airspace 24 hours a day, 365 days a year. The Tornado GR4 Operational Conversion Unit, XV(Reserve) Squadron is also based at the station. The town is located just over 5 miles from Elgin and it becomes increasingly popular in summer months capturing the tourist market as the area benefits from two golden sand beaches as well as beautiful countryside.

Constructed in the late 1700's, this was the original dower house for Lady Agnes Gordon of Gordonstoun. Purchased by our clients in 1976 the building became the family home while our clients raised their children and Lossiemouth House B&B was established in 1977. An extension to the property was carefully thought out and implemented by our clients to create a completely separate guest house and still retain the privacy of their family home.

The guest house consists of 6 letting rooms with either en-suite facilities or private bathrooms. The rooms are located on the top two floors of the property and most of the rooms benefit from attractive sea views. The letting rooms are currently configured as 1 twin room, 1 single room, 2 double rooms and 2 family rooms all of which offer a comfortable level of guest room accommodation which todays traveller expects. The rooms benefit from all of the usual facilities including tea/coffee making facilities and tv's. Each room is finished with a slightly different style of interior and traditional furnishing and all are presented to a good standard. The breakfast room is located on the ground floor directly behind the kitchen and is easily accessed from the turret stairwell.

Owners accommodation is a particularly attractive aspect of this sale as owners are very well catered for at Lossiemouth House. The private owner's accommodation is located in the original house. This traditional property is an impressive building which is presented to the highest standard. The building has been modernized in some areas to create a substantial family home with modern finishes yet still retains many traditional features in keeping with the period of the property. This commanding property boasts 4 bedrooms, reception room, a conservatory, fully fitted kitchen modern kitchen, large living room, toilet with shower cubicle and a large bathroom.

The property is set within its own grounds and private parking is available for up to 6 cars. Private gardens for the owners are completely enclosed to ensure privacy and benefit from a south facing position. The garden is well maintained with a large patio area, well and vegetable patch.

A separate garden area is located to the front of the guest house.
