Directions

Water 
We have been advised that there is a mains water pipe in the road known as The Gorses and one also crosses through Lot Seven by the western boundary and through the vendors adjoining field. Therefore Lots 1,2 and 7 have the facility to connect to the mains supply directly subject to paying of appropriate costs. With regards to Lots 2,4 and 5, the vendor will grant a right of easement along their track to the north of the Cricket Club for water pipes to be laid and include the appropriate easements in Lot 3 and 4 to enable the purchaser to connect should they wish to. With regards to Lots 6 and 8 these will be granted the right to connect to the mains in the vendors own land and lay a supply pipe. Lot 9 will also have the right to connect and lay a pipe through Lot 8 if required. New connections must be made within 12 months of completion and are subject to Severn Trent Water regulations.

Rights of Way, Wayleaves and Easements 
The land is sold subject to all rights of wayleaves and easements whether or not defined in these particulars. There are public footpaths crossing the land and there is a private water supply from a spring in Lot 5 which flows to the southeast. As previously mentioned rights of way will be granted over the tracks in Lot 2 and Lot 6. There is also separate right of way over a retained track north of the cricket club and this provides additional access to Lot 3.

Dilapidations and Ingoing Valuation
