Full description

Tenure: Freehold

A charming Grade II listed farmhouse in need of renovation, together with a well appointed bungalow set within gardens and grounds of approximately 3.6 acres. No onward chain.

This Elizabethan House is set in grounds of 3.6 acres, in a peaceful village between Street and Bridgwater, in easy reach of Taunton and Bristol and is now in need of renovation.

The house has a great deal of character and appeal and a quiet romantic charm. It has plenty of good living space, a detached bungalow (ideal for staff, holiday use, granny annexe etc.), mature gardens, outbuildings, stabling and paddocks.

The house which is Grade ll listed includes a hall, 4 reception rooms, kitchen, various domestic offices, 6/7 bedrooms and 3 bathrooms.

It has outbuildings, stabling with three loose boxes, gardens and 2 paddocks - in all about 3.6 acres.

Catcott is a small village, well away from any busy roads, on the Polden Hills which lie between the Mendips and the Quantocks. Close local amenities include a church, a primary school, doctor's surgery, two pubs and a post office with groceries and a general hardware store less than one mile from the house.

To the west is Bridgwater and to the east are Street and Glastonbury which together offer most amenities. There is a mainline railway station at Castle Cary which is about 19 miles to the east with a regular service to London Paddington (about 90 minutes). Road communications are also good, with the A39 linking with the M5 motorway at junction 23, giving access to Exeter and the West Country as well as Bristol, the Midlands and the North. Also Bristol Airport is 22 miles away to the north towards Bristol.

Sporting facilities in the area include golf with a good number of local courses. National Hunt racing is at Taunton, Wincanton and Bath and there are several packs of hounds in the vicinity and shooting and fishing are also available locally.

There are very good state and independent schools in the area including Crispins, Strode College, Sexeys, Millfield, Downside, the Taunton schools, Wellington and Wells Cathedral School.

The grounds total 3.6 acres and include the gardens and 2 paddocks. The gardens have been well designed and stocked and have a wide variety of plants, shrubs and specimen trees. They include a delightful paved area surrounding an ornamental pond close to the house with lawns beyond bounded by herbaceous borders, stone walls and yew hedges. Also there are a timber pergola, a kitchen garden, fruit trees, a small arboretum, a garden machinery store and on the north side is a timber range of stabling with 3 loose boxes.
Beyond the gardens are 2 paddocks, somewhat neglected but easily brought back to good heart.
