Situation
Dunbeath was built during the herring boom in the early 1800s but times changed and the harbour is much less active now, though it does provide an excellent viewpoint for Dunbeath Castle, perched precariously on the cliffs south of the village. There is an excellent Heritage Centre which showcases the works of local author Neil Gunn who was born in Dunbeath in 1891. Just north of the village is the Laidhay Croft Museum and a few miles further north, near Latheron, is the Clan Gunn Heritage Centre and Museum. Primary schooling is available with secondary schooling at Wick, 20 miles north. There are good local amenities including a post office and shop. The Highland Capital, Inverness, is approximately 80 miles to the south. This area is ideal for walkers with many interesting walks close by.

Building External
Inver Park House is a detached property which has been built by the current vendors as not only a bed and breakfast but also a truly stunning home. Inver Park House operates as a successful 4* visit Scotland bed and breakfast offering comfortable bedrooms and a welcoming environment with stunning sea views.

Building Internal
On entrance to the property guests are welcomed in the reception hallway. Residents can utilize the breakfast room which is located to the front of the property. The breakfast room benefits from scenic views from the window overlooking the North Sea.

Letting Accommodation
Inver Park House has 3 letting rooms consisting of a double room — which has an antique bedroom suite and en-suite with bath and separate shower. The double bedroom enjoys a view over the Moray Firth. The Pink Room has 3 single beds and overlooks the caravan park. The Pink Room features a large wet room with under-tile heating. The room has been designed to allow the business to accommodate guests with mobility difficulties as the shower room is fitted with grab rails. Peaches and Cream, which is the family room, also looks out over the caravan park and has one double bed and one single bed. The bedroom has a large bathroom with shower over the bath. All the bedrooms in Inver Park House are furnished to a high standard with mostly new furnishings. All rooms benefit from TVs with Freeview, hairdryers, and tea/coffee/hot chocolate making facilities.

Residential Accommodation
The owners accommodation at Inver Park House is quite substantial. On the ground floor owners have a stunning lounge with a mahogany fire surround and mantelpiece and a deep fire recess is finished with Chinese slate tiles, the 11Kw wood burning stove sits in this, giving the wood fire as a delightful addition to the more than adequate oil central heating. Another attractive aspect of this room is the sea view. The owners bedrooms are all located on the first floor away from the guests areas and consist of 3 bedrooms with the master bedroom benefiting from en-suite facilities.

Inver Caravan Park

The facilities block for the caravan park was refurbished in 2011 and now has underfloor heating, 3 private shower rooms with power shower, WC and basin, one further WC, dish-washing facility and laundry with sink, washing machine and iron and board. It is tiled floor-ceiling throughout and has no-touch automatic hand driers and movement sensitive light controls. There is excellent WIFI throughout the caravan park and in the main house.
