Tenure: Freehold

Located less than a mile from each of Cairnryan's ferry terminals for crossings to Northern Ireland ( P&O ˝ mile south and Stena 0.9 mile north) Bruce and Co. are delighted to offer for sale The Merchant's House, a well presented licensed guest house with restaurant and bar (the only licensed restaurant and bar in the village) situated in the coastal village of Cairnryan on the West Coast of Scotland. The business operates with a high level of repeat custom and this, along with the excellent reviews from previous guests proves that The Merchants House is worthy of its 5* TripAdvisor and 6/6 on Late Rooms. The Merchants House also features on several hotel booking sites and has its own website, although the business' own website does not offer booking functionality and is not listed prominently on internet search engines offering plenty of potential for new owners to expand the marketing and increase business from on-line driven bookings.

The Merchant's House provides bed and breakfast accommodation in an attractive property with comfortable interior and spectacular sea views making the business very unique in the local area. The business has been under the very caring ownership of our clients for 18 years during which time they have carefully maintained the property and carried out modernisations to a high standard. They are reluctantly offering the business to the market due to ill health.

The Merchant's House enjoys a good turnover and not only provides the owners with an excellent source of income but also a wonderful home. The business has a restaurant with 20 covers, however at present the restaurant is only open to their own residents and those of the two nearest B&Bs for evening meals, on a booking-only basis. The bar is however open to both residents and non-residents in the evenings. The business enjoys high occupancy but our clients have chosen to concentrate on high season for only 8 months of the year. It should also be noted that due to health reasons the business has been operating at a pace comfortable to our clients lifestyle and offers excellent potential for new enthusiastic owners who are able to dedicate more time to The Merchants House and improvement of the business.

The Merchants House is situated in the quaint coastal village of Cairnryan and is ideally positioned for access to the 2 local ferry ports both of which are within walking distance of the business. Cairnryan is situated approx 6 miles to the North of Stranraer on Loch Ryan. Cairnryan has a good range of village amenities, but more comprehensive facilities are located in Stranraer such as a hospital, primary and secondary schooling, leisure centre and a variety of shops with some multiple retailers. The west coast of Scotland is particularly well known for its wonderful unspoilt scenery and mild climate throughout the year and with many visitor tourist attractions in the locality its no wonder that this area is one of Scotlands most popular tourist destinations. Outdoor and sports enthusiasts are attracted to Ayshire to enjoy its many excellent golf courses, rivers for trout and salmon fishing and walking routes. The area is within easy reach of Glasgow via the A77 road and the A75 road for access to Carlisle and Dumfries.

The business premises occupy a traditional terraced building, with attractive white stone appearance. This commanding property benefits from its position on the main road through the village of Cairnryan and route to the ferry ports in Cairnryan. The décor and interior has been thoughtfully planned and implemented by the current owners to a high standard throughout which is reflected in the previous reviews by guests and the 5* TripAdvisor rating. The property is arranged over 3 floors and entrance to the building is from the front which leads in to a reception hallway.

The entire property has traditional furnishings and attractive décor. On the ground floor, breakfast is served in the restaurant with covers for 20. The restaurant benefits from its large window looking out to the front of the property and a feature fireplace. To the left hand side of the entranceway is a snug bar. The bar is well supported by the local community and residents are made to feel welcome by the locals and owners. The bar is traditionally furnished with comfortable chairs and tables.

The Merchants House offers 3 letting rooms, 2 family bedrooms and 1 double bedroom. Each family room benefits from en-suite facilities, whilst the double bedroom has a private bathroom. Another attractive feature from some of the rooms is the spectacular sea views which can be seen from the bedroom window.

At The Merchant's House, owners benefit from spacious private accommodation which is presented to a good standard and in keeping with the remainder of the property. The accommodation is located on the 2nd floor of the property and consist of 2 bedrooms and a shower room which consists of w.c., wash-hand basin and shower stall, although depending on the requirements of new owners, one of the bedrooms could easily be transformed into a living area.
