Situation
Kirkcaldy is the largest town located in the Kingdom of Fife with an approximate population of around 47,000 people. The town lies on the north shore of the Firth of Forth with the neighbouring burghs of Dysart, Linktown and Pathhead all nearby. Kirkcaldy is the largest coastal settlement between Edinburgh and Dundee. Dundee is located around 45 minutes north while Edinburgh can be reached in around an hour's drive. The town attracts many tourists particularly in the summer months that come to enjoy the long stretch of sandy beach. The Harbour Bar is ideally located on the High Street serving both passers-by and a consistent local clientele.

The Business
The business has been run successfully by the current proprietor for the last 15½ years. An excellent reputation has been built up for its Real Ales and has won Fife's Supreme Award 11 times. As well as this, the pub is also recognised by CAMRA having won Scottish Pub of the Year in 2000 and was runner up in Britain the same year. At present, the Harbour Bar trades mainly on wet sales. Potential lies with new proprietors to utilise the kitchen and build up a food trade business which would undoubtedly benefit trade and profit levels further. Much of the business is now by repeat custom or word of mouth though with the addition of the brewery company, many tourists from around the world are drawn to explore further. The Harbour Bar is run by 1 proprietor with the help of 1 part time and 2 full time members of staff. The business is open from Monday - Wednesday 11am-2.30pm and again from 5pm-12am, Thursday - Saturday 11am-12am and Sundays from 12.30pm-12am. The business has its own website which can be found at www.fyfebrewery.co.uk.

The Property
The Harbour Bar is a mid terraced property and is of traditional stone construction. Entry is afforded from the front via a double recessed doorway. The Brewery is located to the rear of the property via an external courtyard.

Public Areas
Upon entry, a traditional jug bar is located. This consists of a counter hatch in the public bar where ales were sold in a 4 pint container or jug. Beyond this area is the public bar. The public bar is designed and decorated in a rich traditional style with much character. Features including the timber bar counter with feature bar fonts and attractive mirrored gantry behind help create the scene of a bygone era. The bar has a tiled floor surround with the remainder of the room carpeted. Seating is by a mixture of fixed wall seating with free standing chairs around timber tables (40+ covers). Subtle wall lights and lanterns create a warm glow while various artworks and memorabilia line the walls. The public bar works back to back with the lounge bar for convenience. The lounge bar can comfortably cater for around 24 covers and is a more formal area for dining customers. With a more modern decoration, the lounge offers a comfortable place to eat. There is a carpeted floor, brightly coloured decor and, with 2 front windows, an abundance of natural light helps create a spacious feel.

Brewery Company
The brewery company is situated in an outbuilding to the rear of the lounge bar and is accessed via an external courtyard. The brewery company is a 2½ barrel Micro Brewery which was established around 12 years ago. This is the first brewery in Fife for over 70 years and is still the only brewery in the area. The brewery company is popular with tourists and mini-tours can be conducted. The ales are sold at beer festivals, to other pub businesses and also in the Harbour Bar.

Service Areas
On the ground floor level there is a kitchen with a range of equipment. Other service areas include a spirit store, bottle store and beer cellar. Both ladies and gents toilets service the public areas.

External
As previously mentioned, there is a rear courtyard which is currently used for storage. In addition there is a two bedroom flat above the premises which is available by seperate negotiation.

Tenure
The property is held on the Scottish equivalent of Freehold.

Licence
The business trades with the benefit of a public house licence.
