The Mayview Hotel is located in the picturesque village of St Monans, a traditional fishing village, with a history of boat building and decades of fishing life. The hotel is found on the main road down to the harbour, and stands prominent on entry to the village, which is a popular destination for tourists travelling the East Neuk.

St Monans is also an attraction for walkers of the increasingly popular, Fife Coastal Path, with the Hotel located in an ideal position for mid-walk refreshments and lunch.

The East Neuk of Fife presents many leisure and sightseeing attractions, all easily accessed from St Monans. This could be golf, angling, horse riding or water sports, or visiting the Scottish Fisheries Museum, St Monans Church, the Salt Pans, St Andrews , the May Island or Pittenweem Arts Festival, to name a few.

The Mayview Hotel is a successful, established, business and has been run by our clients for 17 years. In that time there has been continual focus on quality and exacting standards to create a comfortable and well presented business. There is much repeat custom from locals, visitors and tourists throughout the year with the business having mostly been built up by word of mouth, however, the www.mayviewhotel.co.uk website, has also assisted the public in finding information about the Hotel.

Under the current owner, the Mayview Hotel, is an independent, family owned and operated, business, which is run along with a small team of staff. Excellent bottom line profitability means that the new incumbents can operate in a similar fashion or with a few additional staff, cut down the time spent by the owners on site.

The hotel layout has flexibility in design, aimed to satisfy all events, be it for group get-togethers, entertainment or special functions (weddings, birthdays, funerals, charity nights, Christmas party nights), the public areas of the Hotel can be set to accommodate customers' requirements. As such there is a diverse variety of income streams to the business.

The property is a traditional stone building with bar and function suite extensions all under pitch and tiled roof. Cellar access is from the front of the property and a gable end tunnel allows access to the rear garden seating area, function suite external doors and kitchen door.

In its current configuration, the public areas are arranged over the ground floor with private owners' accommodation and two letting rooms on the first floor and two letting rooms on the second floor.

Public areas currently comprise a formal dining room, a public bar area, a lounge bar and separate function suite.

The dining room has capacity for around 35 covers and can be used as such or booked for private engagements. With main aspect over the front of the property, and all of the ornate decorative ceiling plasterwork retained, this is arguably the most attractive room in the property.

The public bar was built in 2005, presented to a modern standard yet finished in a traditional style. It also holds an interesting and attractive feature of an active well, discovered during building work. The owners decided to retain this ancient treasure and draws attention from hotel patrons. The bar has access from the gable end tunnel or via the lounge bar and holds male, female and easy access toilets. Bar service area spans the public bar and lounge bar with the cellar and spirit store easily accessible from the working side of the bar.

The lounge bar is connected to the public bar by doorway and is a relaxing and informal restaurant area. This has access from the main entrance of the building, as does the dining room, and holds male and female toilets.

To the rear of the property, and accessed from the public bar, the lounge bar, or externally, there is a modern and most impressive function suite, stage and dance floor, again added by our current clients. Having capacity for up to 120 guests, this feature is a popular venue and has considerably added to both the turnover and bottom line profitability of the business. It is also important to note that further marketing of this area has never been done and no doubt holds further potential in its usage. This part of the property was constructed to such a specification which would allow business expansion with development above.

Owners/Manager Accommodation
This comprises of a spacious double bedroom, bathroom and open plan kitchen, dining and living space.

Letting Accommodation
There are two double en-suite rooms on the first floor and a twin en-suite room and double en-suite room on the second floor.
