The Story

Sitting out by their pretty parterre garden, the current owners of Old Vicarage enjoy the peace and privacy at their Coddington home. They were attracted to the period property 20 years ago by the gentle village lifestyle it offered them and the opportunities it provided to develop both the house and garden.
“My husband had always wanted to live in a country cottage in a rural setting,” the owner explained. “This was a house in a lovely location that had lots of character and a generous garden. We are happy with the improvements we have made to both house and garden, it has been very rewarding to see our home develop to a place we love living in."

PERIOD STYLE
Old Vicarage is believed to date back to the mid-1800s. It was built by the local landowner of the time as a home for the village vicar. The two-up-two-down was not big enough for him, so a new vicarage was built and the local schoolmaster came to live in Old Vicarage in 1846. In later years the house was extended and then the current owners made their own changes and increased the accommodation further.

COMFORT AND PRIVACY
In 1996 the owners added a conservatory to the property and then in 2005 more major work was completed. “We carried out a two-storey extension, providing a spacious and light filled reception room overlooking the garden and two good-sized bedrooms one with en suite facilities, ideal for friends and family.
A large family bathroom completed the improvements. We now have five grandchildren and its great when they all come to stay. There is space for them all to enjoy both comfort and privacy".
This area has its own staircase for multi-generational living.

GLORIOUS SUNSHINE
The whole property was refurbished and redecorated to give it a bright, fresh feel.
We were fortunate to have the services of an excellent team of family decorators who have provided us with the highest quality of workmanship and materials over the years. Their advice has been invaluable and this is reflected throughout the house. The kitchen is central to the home. This opens into the dining room, where there are beautiful beams, red walls and a fireplace, with plenty of space for a large table. This part of the house catches the morning sunlight, making it a lovely place to have breakfast. There are windows on three sides that provide ample light and beautiful aspects to the garden and the church. "The family room or study is a favourite place for my husband to work and we love to sit in the adjoining conservatory to enjoy the sunshine and the garden."

BEAUTIFUL GARDENS
The house and its gardens are ideal for entertaining family and friends to celebrate birthdays, anniversaries and other occasions. The garden features many mature trees and plants and offers a number of creatively designed areas, these and the surrounding wooded area attract a diverse variety of birdlife. "We love to hear the sound of birdsong in our garden."

PERFECT PLACE
The property offers privacy both inside and out and yet is central to village life. There are a number of vibrant organisations, clubs and societies using the church, village hall and community centre all very close at hand. The historic town of Newark is just 10 minutes away with a very good bus service, it has individual shops with some fantastic places to eat out.
"Old Vicarage is a very special place to live".

Setting The Scene

The garden at Old Vicarage has given the current owners immense pleasure.
To the front of the house there is a pretty front garden, as well as a drive with ample parking and a single garage.
To the rear is a typical cottage garden, which has been planted out in different “rooms” to add interest throughout the seasons. There are several terrace areas that take advantage of the sun at various times of the day.
