Situation
Campbeltown is one of the handful of areas in Scotland categorised as a distinct whisky producing region and is home to the Campbeltown Single Malts. At one point it had 34 distilleries and proclaimed itself "the whisky capital of the world".

Machrihanish lies on the outskirts of Campbeltown and boasts a classic links golf course, described by many, as the defining links course in Scotland. Machrihanish Golf Club was laid out by Old Tom Morris himself in 1879 and has long been regarded as one of the finest links courses in the world (a perennial Top-100 course currently ranked 39th of Golf Digest’s Top 100 Courses Outside the U.S.) and is always on the ?short list? of serious golfers worldwide. Machrihanish Golf Club is known among other things, for arguably having ?the best opening shot in golf?. The new Machrihanish Dunes course is nearby and provides a stunning backdrop for what is described as one of the futures best 100 golf courses in the world.

Campbeltown also hosts the annual Mull Of Kintyre Music Festival, which has seen acts ranging from up-and-coming local bands to well-established groups such as Deacon Blue, The Stranglers and Idlewild perform.

Description
Dellwood Hotel is an extremely busy business that has been run by the current family since 1966. The hotel has been placed on the market due to the current proprietor’s impending retirement from the licensed trade. The hotel trades throughout the year as a private residents only hotel and is extremely family friendly. Additional marketing is carried out through its own informative website www.dellwoodhotel.co.uk. It enjoys much repeat custom, particularly due to its prime location, being the first hotel you see as you enter the town.

Many of the visitors include golfers, outdoor enthusiasts and tradesmen working in the local area. Although the hotel is trading extremely successfully, it still has potential to grow income further and also to expand the property.

Building External
Dellwood Hotel is a traditionally built Victorian style mansion house that has been extended and modernised at various periods. The property is set in its own spacious landscaped grounds.

Dellwood is the only hotel in Campbeltown with its own large private car park, suitable for 15 cars. Internally, the hotel has over recent years been refurbished to a very high standard and is now offered in true walk in condition. The main entry is from the front that leads into a reception hallway which in turn gives access to all accommodation and public areas.

This house was the Longrow Church Manse for over 100 years.

One resident was a Minister Brown who lived here alone for 40 years. Although this is a rather large house for one person, it was often the case, long ago, that accommodation was required for visiting elders, who would have made the long journey to Campbeltown without cars and would have to stay the night as guests of the church.

Building Internal
Situated to the left hand side of the reception hallway is the residents’ lounge, furnished comfortably with leather sofas, television and stunning fireplace. The room benefits from a large marble fireplace and stunning bay window, giving views over the well maintained gardens. To the right hand side of the hallway is the restaurant and lounge bar. The restaurant is presented to a high standard with traditional style decor and furnished with elegant wooden tables and cushioned chairs. The room can sit around 30 covers. The lounge bar, which can also be used as part of the restaurant to accommodate functions, is situated to the front of the property. This room is larger in size catering for around 40 covers. The room is presented to a high standard with attractive décor and quality wooden tables and chairs, along with soft bench seating and electric flame effect stove style fireplace, again this room benefits from a large bay window and original period features, including stunning centre rose.

Letting Accommodation
There are 10 letting bedrooms, all of which have en-suite facilities. All rooms can be set up as double or twin bedrooms. The bedrooms have been refurbished to a high modern standard and include LCD televisions and tea/coffee making facilities.

There is a further 14th bedroom which is currently used as a watchman’s room but can be used as another letting bedroom with the new owners.

Service Areas
As expected with a hotel the style and size of Dellwood Hotel, there are extensive service areas including a well equipped large commercial kitchen. Other service areas include laundry and manager’s office. Ladies and gents toilets are well appointed off the public areas.

Building External
To the front of the property are spacious mature landscaped gardens with outdoor seating area. Also at the side is the large customer car park. To the rear there is a large garden area laid mostly to grass and concrete with additional parking.

Services
The property has mains water, drainage and electricity with cooking by gas. In addition, there is gas central heating.

Tenure
The property is held on the Scottish equivalent of Freehold.

Legal
The business trades with the benefit of a restricted hotel licence.

Trading Information
Accounts can be viewed on request after a formal viewing.

Summary
The sale of Dellwood Hotel offers a rare opportunity to purchase a high quality, beautifully presented Argyll hotel which is trading extremely successfully but with potential for expansion of the property and business. It benefits highly from its prime location within the popular town of Campbeltown.
