Among his favourite places in the house is the conservatory. “This is a lovely, light room to relax in as it has beautiful views down the sunny, south-facing garden, which we have had landscaped, towards the summerhouse at the end,” he says. “Sitting out in the summerhouse or garden room itself is also very pleasant because of the far-reaching views and the tranquillity.” The master bedroom also enjoys a spectacular outlook across the High Weald. “This house enjoys a very sunny aspect because of its position,” he adds.

While there certainly could be potential to extend the house as it is, new owners seeking more dramatic changes could consider the possibility of rebuilding South Park Lodge. “We have planning permission for a home with accommodation extending to up to 6,000 sq ft,” the owner explains. “My general feeling has always been that this house sits on a plot which could accommodate a much larger house very comfortably, one that could also make the most of the magnificent setting.” The new house would be designed to be empathetic to its surroundings but could be either traditional or modern in style, he suggests. “It could have features such as open-plan living areas, a games room and a gym, sauna and cinema room.”

GREAT LOCATION
However the next owners decide to enjoy South Park Lodge, they will certainly benefit from its great location. “Wadhurst is a smallish town, which is thriving and has everything you need,” he observes. “There are some good shops and there is a station with trains that run into London.” There is a pub within walking distance and the area in general is known for its good schools. “We are also just six miles from Tunbridge Wells, which is a lovely historic spa town, with lots of amenities and more good schools.”

IDEAL PLACE
South Park Lodge is in a perfect position for anyone who enjoys the great outdoors. Bewl Water, the largest lake in south east England, is within easy reach, and is known for its walking, sailing and cycling. Regular events are also held here and there are visitor attractions. “We are also just 30 minutes’ drive from Battle and only about 40 minutes from the coast and Hastings,” the owner adds. “Overall, if you want a quiet life, within easy reach of nice towns, good transport links and some beautiful places to visit then this place is ideal.”

Setting The Scene

Wadhurst is a small market town set in the High Weald, in an Area of Outstanding Natural Beauty. Its thriving High Street includes a traditional butcher, a wholefood co-operative, an ironmonger, hairdresser, bank, library, post office, gift and book shop. Newer arrivals include a delicatessen, beauty shops and an art gallery. Local clubs and societies abound, and there's good food to be found in the many traditional and gastro pubs in and around Wadhurst. London Charing Cross and Cannon Street are just over an hour from its mainline station.
Wadhurst has two state-maintained schools, a Church of England primary school (with a nursery) and Uplands, a community secondary school and sixth form with technology college status. The latter also has an affiliated youth and community centre and sports centre. The sports centre is equipped with state-of-the-art equipment and is open to the public 7 days a week. In addition, there are independent Catholic preparatory schools in Wadhurst and nearby Mayfield, and grammar schools in Royal Tunbridge Wells and Tonbridge.
The centre of Wadhurst is 6 miles south of Tunbridge Wells with its wide selection of shopping, theatres and other leisure facilities.
Bewl Water, the largest area of inland water in the South East of England, is a mile away. This picturesque reservoir is an outstanding venue for outdoor education and activity courses, as well as sailing, fishing and water sports. Its 12-mile circumference is popular with walkers, runners, horse riders and cyclists. There are also a number of golf clubs and country parks within easy reach and an abundance of National Trust properties including Scotney Castle, Batemans, Sissinghurst and Bodium Castle. The south coast is under an hour away.
