THE LOCATION
Foxearth is a very pretty and highly regarded village on the Essex/Suffolk border in the Stour Valley. It has an attractive mixture of houses and cottages of all ages and at its centre used to be a small 19th Century brewery and associated buildings (now houses). For some reason much of the architecture in the village is in traditional soft red brick as opposed to the more common timber frame and grey brick. This feature perhaps typifies the village. Very close by is the much favoured and historic village of Long Melford, which offers an excellent range of local shops and a number of restaurants, public houses, galleries and antique shops. There is also a doctor's surgery and a well-regarded Church of England primary school. The market town of Sudbury is around four miles away, offering an excellent range of facilities, together with trains linking through to the main London to Colchester line at Marks Tey. Reynards Court is the conversion of a handsome red brick Edwardian building, once a house as part of a local brewery.

THE PROPERTY
The property comprises a ground floor apartment with private front and back doors, a sunny courtyard garden and a private parking bay. There are traditional wooden windows and Economy 7 electric heating. The property is leasehold but there is no service charge or ground rent and ownership includes part of the freehold, owned jointly with the other two apartments in the building.

THE ACCOMMODATION

Sitting Room 13' x 12' 6" (3.95m x 3.8m) maximum. At the front of the house with a sash window overlooking the front garden and a fine old flint wall opposite and a half-glazed entrance door opening from beneath the canopy porch on the side. Painted brick chimney breast with operational open fireplace, night storage heater and doors to the bedroom and kitchen.

Kitchen 14' x 6' (4.2m x 1.85m). With secondary glazed casement window above the sink to the rear overlooking the courtyard garden. Range of fitted wall and base cupboards with marble effect laminate working surfaces and tiled splashbacks. Equipped with stainless steel sink and mixer tap, space for full height slot-in cooker and spaces for three quarter height fridge/freezer and washing machine. Room at one end for a small table, night storage heater, useful understairs broom cupboard.

Bedroom 12' x 10' (3.65m x 3.05m). With secondary glazed casement window at the rear overlooking the courtyard garden, high level cupboard housing electricity meter and switch gear. Night storage heater and door to the rear lobby.

Rear Lobby 5' 3" x 4' (1.6m x 1.2m). With half-glazed back door out to the courtyard garden, useful airing/storage cupboard with hot water tank and hanging space and a door on to:

Bathroom 7' x 7' (2.1m x 2.1m). With matching white modern suite comprising panelled bath with mixer tap, pedestal handbasin with mixer tap and low flush WC. Walls fully tiled in modern limestone style tiling, pattern glazed window, chromium heated towel rail, wall mounted fan heater.

OUTSIDE
Parking Bay 21' x 8' 3" (6.4m x 2.5m). With a pair of timber gates and shingled surface, providing parking for one car.

Walled Rear Courtyard Garden 18' x 11' (5.5m x 3.35m). A delightful and sunny walled courtyard garden with flower borders and flagstone paving providing a good seating area.

Side Passageway 37' (11.3m) long. Leading from the parking bay and courtyard garden round to the main entrance door, which is at the side of the house. Presently with a log store.
