St John's Lodge Barn enjoys an idyllic position where the
busy owners feel a world away from work, yet it's close
to all amenities. We wanted somewhere secluded but
not isolated and this really does offer a great mix of both,
they explain: There are three surrounding properties
so you always feel secure but it s a wonderful retreat.
The barn also appealed to us as we love to entertain
evening or weekend guests and there s plenty of space
here but when it s just the two of us at home it s cosy
rather than cavernous. The property originally dates
back to the late 1500s and belonged to the nearby farm,
with next door as the dairy. The barn was rebuilt and
converted following the storm of 1987. The original
timbers and period materials were used wherever
possible and the result is a property that feels authentic
but offers all the comforts of a modern home.
Sometimes barn conversions look impressive but they're
not welcoming or comfortable this strikes just the right
balance between the two. There are lots of cosy areas
but the accommodation has a great flow so you can
entertain large numbers, confirm the owners. The sitting
room, snug and dining room are all well defined areas but
open up to each other so guests can mingle freely. The
kitchen is a fantastic room with a great set up for cooks.
The beautiful classic units are complemented by flagstone
flooring that's perfectly in keeping with the traditional
countryside feel of the building. We commissioned a
specialist barn restoration expert to create a seating area
with reclaimed wood, as well as the cupboards in the
utility and boot room they look just right and they're
practical too. Overall this is a wonderfully flexible
property and there's potential to add more room as the
owners have drawn up plans for a stunning orangery
leading off the snug, with wood burner and solid oak
beams.
During their time here the owners have made a series of
improvements to the garden, fencing off a part to house
their chicken coop, vegetable patch and shed, and laying
a lovely terrace at the back of the garden overlooking the
surrounding fields. It would be easy to run power up to
the terrace and enjoy a hot tub here. There are other
terraces too where you can sit and eat in sun or shade.
The garden is flooded with sunlight from mid morning
onwards so it s a great place to relax in summer. We've
seen some incredible sunsets and enjoyed amazing views
out across the countryside. At night we sit and watch the
stars, chatting over a glass of wine after dinner.
The owners joke that they get more walkers than cars
passing by most days and there are plenty of places to
stroll amongst the quiet country lanes here. There are
footpaths too, including part of the 93-mile Angles Way
that runs close to the Norfolk/Suffolk border from Great
Yarmouth to Thetford. It feels very rural but everything
is so near. You can be at the supermarket in a few
minutes, Norwich in twenty minutes. Beccles and Bungay
both have excellent restaurants and if you fancy a trip
to the coast then you're in striking distance of Southwold.
Although the barn sits within a handful of properties
there's an active community in the village itself, with
summer and Christmas fetes and various interest groups.
The local magazine keeps residents up to date so it's easy
to meet people in the area.
