STOKE GABRIEL Stoke Gabriel is a popular and sought after village which lies in an Area of Outstanding Natural Beauty at the head of a creek on the River Dart about three miles south-east of Totnes. The older part of the village is in a conservation area near the River and Mill Pool and much of the area is a Coastal Preservation Area. The village has good facilities including a church, primary school, pre-school [2 to 5 yrs], village hall, post office, general stores and two public houses. Buyers see Stoke Gabriel as a lifestyle choice both because of the amenties that it offers and its thriving strong family social life and community spirit, with boating, canoeing and river trips on the River Dart on your doorstep. The village boating association also provides RYA sailing training for children and a year round calendar of boating events.

THE PROPERTY 2,600 square feet of floor space should be enough for most buyers wanting a comfortable detached family home and Dart Lees has not only that, but almost half an acre of grounds too. Dating from the 1950s, it's an imposing detached house at the end of a quiet and exclusive cul de sac in this much sought after village which some buyers and residents see as a lifestyle choice because of its excellent facilities and its position on The Dart. The bedrooms have a view of the Dart, and one has a door onto a roof terrace. Views from the back of the house stretch from the surrounding hills to Sharpham House and Dartmoor where the sun sets, sometimes spectacularly. The reception rooms overlook the splendid, private garden of lawns, trees, pond and a sun terrace outside the back of the house beneath steps leading down from the sitting room's French doors. There's room in abundance at Dart Lees - even the hall and the landing have room for office space, the end bedroom could be divided into two and there's useful basement storage under much of the house. Well-appointed and just redecorated, Dart Lees has gas central heating, double glazed windows, an integral double garage and a second, single garage.
