DESCRIPTION
Moores Cottage is believed to have been built as the gamekeepers' cottage for the neighbouring Kelston Park in 1860. The property has been extended twice, initially in 1946 and then again in 1987 and great care has been taken so that both extensions are in keeping with the original cottage. It now provides wonderful and comfortable living accommodation, light and well presented rooms with generous proportions arranged over two floors. A welcoming open plan kitchen/dining room provides a great every day family space, incorporating a fitted kitchen, with AGA and a door leads out to the garden. The sitting room is accessed from the reception hall and has an open fireplace and as with the other principal ground floor rooms, it boasts a large stone mullion bay window. A door leads into the garden room and there are steps down to the elegant drawing room with a large fireplace, parquet flooring, and two large glazed double doors opening into the garden. Upstairs, there are four bedrooms, the master bedroom benefitting from an en suite bathroom, and there is also a family shower room. The first floor rooms enjoy marvellous views of the gardens and beyond across the rural landscape. At the side of the house is a lean-to addition with a boiler room, store/utility room and WC. The well maintained formal gardens sit to the rear and side of the property and a side access lane leads to a generous parking area.

SITUATION
The property sits in a very quiet and peaceful setting on a "no through road", backing onto parkland and neighboured by pretty country houses, the village hall and church. Kelston is a very picturesque village, with a good public house, that lies in a rural position 3 miles west of The World Heritage and cosmopolitan city of Bath, famous for its Georgian architecture, cultural events, renowned shopping and numerous sporting activities. There are numerous highly regarded schools in the vicinity in both the public and private sectors to include Kingswood School, The Royal High School, King Edwards School, The Paragon, Prior Park, and Oldfield School for Girls. Kelston enjoys very good transport links with Bath Spa Station offering a mainline rail link to London and Bristol, the M4 motorway is 11 miles to the north and A431 that runs through the main part of the village leads straight into Bristol.

DIRECTIONS
From Queen Square proceed west on the A4 Upper Bristol Road. At the traffic lights next to Locksbrook Cemetery take the right fork towards The Royal United Hospital. At the mini roundabout continue straight over onto Newbridge Hill and continue along this road passing Oldfield School on the right and into the country on the A431 Kelston Road. On entering Kelston go around the sharp bend to the left and take the first lane on the left marked "no through road". Follow down the lane with the high stone wall on the left and Moores Cottage will be found on the left hand side of the road.
