Dalrachney Lodge is an attractive and substantial building, the original part dating from around 1845 and the main Edwardian building constructed as a hunting lodge in 1905. Edwardian origins are reflected in many outstanding features including delicate ceiling cornicing, excellent use of hardwood fixtures and fittings, tiled fireplaces and the use of wrought iron castings.

It is constructed of stone walls with mostly pitch slate covered roofs. The letting accommodation is located on the first and second floors and part of the ground floor provides a self-contained flat/potential owners' accommodation.

The property sits within grounds of approximately 2 acres which provides a peaceful and tranquil setting with stunning views to farmland and the Cairngorm and Monadhliath Mountains beyond.
The property is reached via a tree-lined private driveway just off the Grantown Road and the western boundary is formed by the Dulnain River, providing the establishment with fishing rights.

Having recently undergone an extensive upgrade and refurbishment the property now provides high quality accommodation throughout yet retains its distinctive Highland character.

Internal Accommodation
Entrance to the property is under a stone portico via double wooden doors into a vestibule which has original tiling. A further door leads to an impressive entrance hall and the Reception desk at the bottom of a magnificent staircase which benefits from being illuminated by a beautiful stained glass window.

Drawing Room - With period features and an attractive tiled open fireplace. Stunning views over the lawn and beyond.

Bar/Bistro - Approximately 20 covers, period features, open fireplace.

Dining Room- Period features, approximately 20 covers with attractive tiled open fireplace and view to the veranda which has decorative wrought iron works. Fantastic views over the lawn towards the mountains.

Letting Accommodation:
There are 12 letting rooms within the hotel building (located over the first and second floor levels). Ten of the rooms are en-suite, well fitted out and of good proportions. Two bedrooms have their own private bathrooms. The rooms are configured to 2 triples, 7 doubles, some with zip/link beds, 1 family (5 persons), 2 twins, combined has the capacity to sleep 29 guests.

The Cottage - The newly refurbished Cairngorm View provides excellent holiday let or owners' accommodation potential and comprises: 2 bedrooms, large lounge/dining room, kitchen and bathroom.

The Business
Our clients have owned the hotel since March 2013 and have invested and restored the property to the condition it is seen in today.

The hotel and cottage are immaculately presented and a 'walk-in' business which would be an ideal property for a chef proprietor/ husband and wife partnership. The local area is ever popular with tourists and outdoor enthusiasts.

The accommodation, food and beverage and function trade has proved to be a successful mix and we are informed that the business is showing healthy turnover and profitability.

With the mix of accommodation, food and beverage trade the sale of Dalrachney Lodge Country House Hotel provides a fantastic opportunity for an operator within the trade looking to purchase a high quality hotel which is excellently presented and has a good trading profile with potential to take forward further.

Historical Note
Originally built as a hunting lodge, we understand the property has been used as an hotel since the end of WWII. During WWII the building housed evacuees from Edinburgh and the classroom block built at that time remains in use as part of the hotel.

In the museum at Fochabers there is a dog cart used by King George V during his stay at Dalrachney Lodge. There are photographs of this hanging up in the Hall. Also, there is a large old Victorian cooking range in one of the ground floor rooms which was used by King George V whilst staying at Dalrachney Lodge!

Dalrachney Lodge Country House Hotel is nestled in the heart of the Cairngorms National Park just at the edge of the village of Carrbridge, approximately 25 miles to the south of Inverness. The area is famed for its breath taking scenery amidst an abundance of wildlife.

The surrounding countryside is amongst the finest in the Highlands and provides a wealth of excellent rural sporting opportunities. The Cairngorms Ski Area is close by and sailing, kayaking and windsurfing are available on nearby Lochs Morlich and Insh. A short distance north, the Morayshire coastline has a string of beautiful beaches and historic fishing villages. Nearby Aviemore has a great quantity of bars, restaurants, cafes and shops and there are many attractions suitable for all ages and weathers.

A wider range of shopping is available from Inverness, a vibrant and attractive city with excellent high street shops, supermarkets and recreational facilities as one would expect from the capital of the Highlands.

There are daily train services to Inverness and the south from Aviemore, including the Caledonian Sleeper and Inverness Airport (34 miles away) has three daily flights to London and connections to Manchester and a number of European destinations. The nearby A9 gives fast access to the north and south.

Mains electricity and water with drainage to private septic tanks. Propane gas is used for cooking. Wi-fi is provided in all public area and all bedrooms.

Heating is supplied by a biomass system recently installed. The renewable heat incentive payments (RHI) are available by separate negotiation.

The business is offered for sale on an absolute ownership (freehold equivalent) basis.
