The Property
Blossom Hill is a substantial barn conversion which offers bright, generously-proportioned reception rooms ideal for modern-day living. The property, situated in an elevated position above the River North Tyne, is located in a rural yet extremely convenient location. Internally, the principal reception rooms enjoy views over the garden and open countryside beyond and the bedroom accommodation is flexible and well presented. There is potential for an annex, development of the extensive attic space and/or the detached garage to provide additional living or holiday accommodation if desired and subject to the necessary planning approvals.

The front door opens into a bright entrance hall which has attractive solid oak flooring that continues through to the spacious kitchen/breakfast room and along the bedroom passage. The kitchen is fitted with an extensive range of units, 1 bowl sink and drainer, oil-fired two oven AGA with exposed surrounding stonework, integrated fridge and freezer and is plumbed for a dishwasher. A deep peninsula divides the kitchen area from the breakfast room which offers ample space for a large table and chairs for everyday dining and enjoys views over the rear garden with French doors leading out to the terrace. Off the kitchen there is a useful utility room which is fitted with a range of units, single sink and drainer and offers plumbing for a washing machine, space for a tumble dryer and access to the rear garden. Off the hall, and adjacent to the kitchen, there is a dining room, ideal for formal entertaining. The dual-aspect, well-proportioned sitting room has a feature fireplace with exposed stone surround fitted with a wood-burning stove on a tiled hearth. A glazed door opens into the conservatory which has tiled flooring, benefits from underfloor heating and provides a space to enjoy the views at all times of the year. Also off the sitting room is a study which has a window to the front, glazed door to the conservatory and benefits from a range of fitted cupboards and desk unit. Returning to the hall there is a cloakroom/WC with wash hand basin set on a vanity unit, WC and fitted coat cupboard.

A bright passage from the hall, which has three windows to the front and an excellent range of storage cupboards, gives access to the bedroom and bathroom accommodation. The property offers five bedrooms, four of which overlook the rear garden and two benefit from en-suite facilities. The bedroom accommodation could easily be reconfigured if desired and could be divided to create an annex if required. The master bedroom, has a window offering garden views and an en-suite with corner shower, wash hand basin set on a vanity unit and WC. There are two further double bedrooms which are served by a fully-tiled bathroom with contemporary white suite comprising a bath with electric shower over, wash hand basin with vanity unit and WC. There is a further charming ground floor bedroom suite at the end of the passageway. This suite offers a bedroom with vaulted ceiling and exposed beams, two windows to the front, one fitted with a window seat and a further characterful arrow slit window, together with a dressing room and en-suite shower room. This bedroom suite has, in the past, been used for Bed and Breakfast guests. Stairs from the passage lead up to a further double bedroom with oriel window, currently used as a study.

Note: Off the stairs there is a hatch that gives access to an extensive attic space which offers enormous development potential subject to the necessary planning approvals. A further attic space above the ground floor study, accessed via a drop-down ladder, is shelved and has a Velux window.

Planning Permission:
A pre-application enquiry has been submitted to the Northumberland County Council Planning Authority regarding the conversion of the garage, workshop and storage building into a self-contained holiday let. They have advised that the proposed development appears to accord with current planning policies and meet relevant planning requirements and that the conversion of the garage/workshop/storage building would in principle be acceptable, but would be restricted to holiday accommodation. However an application for full planning permission would be required.

Externally
To the front of the property there is a gravelled parking and turning area with space for several cars. The drive continues through a gated entrance to the rear of the property. There is a further enclosed parking area and access to the garden and grounds.

A gravelled terrace wraps around the house providing a number of areas from which to enjoy the views over surrounding countryside and Tyne Valley. The terrace is accessed from a number of rooms in the house and offers generous areas for outdoor entertaining. To the rear there is a formal garden which is mainly laid to lawn with mature, well-stocked borders, summer house and hen run. A gate leads to a further informal garden, with greenhouse, potting shed, garden store and substantial garage. There is a further wild garden and steps lead down into the old quarry where there is an enchanting 'secret garden'. This area includes a low-maintenance area with steel fire pit, a pond which provides a haven for wildlife and further area with scope for landscaping if desired. In all the garden and grounds offer peaceful and productive spaces with areas to sit and enjoy the sunshine at various times of the day.

The large detached garage and lean-to store currently offer storage and workshop space but offer potential for development into a one-bedroom holiday cottage. The location of Blossom Hill close to Hadrian's Wall Path makes it an ideal setting for Bed and Breakfast/Holiday business.
