Full description

Tenure: Freehold

A most unusual and quite unique residential development site with planning permission approved for a detached dwelling situated within the grounds of a former quarry, extending to just over 9 acres.

The former quarry is now filled with water and provides a beautiful lake and wildlife habitat.

A very private and sheltered situation near the hamlet of Treviskey to the east of Lanner with good access and ample parking.

The Land is situated to the east of the hamlet of Treviskey near Lanner which has a good range of services and amenities and is very conveniently placed for easy access to the town of Redruth, the main A30 trunk road providing easy access to the east and west of the County, Penryn with its Combined University Campus at Tremough and the popular harbour town of Falmouth providing access to the excellent sailing waters of the Carrick Roads and River Fal. The north coast at Portreath is within easy reach and Helston to the south, renowned for its famous Flora Day, is also the gateway to the stunning Lizard Peninsula with spectacular coastal and cliff top walks.

The site has good access off the Council maintained road leading to the hard surfaced private, gated entrance drive to the former quarry works yard. The site was quarried for its slate but was also used for various concrete and batching works and storage. The quarry was used extensively between the early 1900's and the mid 1900's. In 1986 "Penventon Quarry Ltd" went into liquidation and the site has been disused for many years.

The site extends to just over 9 acres of land which has been left undisturbed for several years and now comprises a wildlife haven with a mixture of broadleaf trees, conifers, shrubs and bushes in various different landscaped environmental areas. The former slate quarry has now filled with water to create a wonderful large lake attracting a diverse variety of birds and wildlife inc. Canada Geese and deer etc. The former quarry pits are now natural water features including a second lake and several springs. From the site there are superb far reaching country views.

The planning permission provides for a detached split level two storey dwelling situated in the northern section of the land on the site of the former quarry works buildings/offices. The current permission allows for a contemporary style, high quality and innovative architect designed four bedroom residence with detached double garage and stables/store sheds. There is a large hard surfaced parking and turning area.

The proposed dwelling will be set into a terraced landscape and will have superb country and water/lake views with decking providing ample sitting out. The proposed building is of a sensitive design to compliment the natural environment and help raise the standard of architecture of new build designs in rural areas.

Planning permission was granted on 20th April 2016 under application PA15/02995 for the conversion and extension to existing building to form dwellinghouse and construction of garage and stable accommodation.

The proposed split level accommodation comprises ground floor entrance hall, two bedrooms, one en-suite, staircase to lower ground floor, second entrance hall, south facing lounge, kitchen and utility room, two further bedrooms, bathroom.

The double garage and 3 stable block with tack room and store will comprise a separate "L" shape building to the east of the dwelling on the site of an existing building. The building will be slate roofed and timber clad.
