Lot 3 is a ring-fenced block of land situated to
the west of both the public road and Stonypath
Farm. It comprises 20.11 acres of permanent
pasture, 893.22 acres of rough grazing,
18.24 acres of woods and 8.52 acres of
miscellaneous ground.

The land rises from 290 metres (951 feet) above
sea level at the public road on the southeastern
boundary to a high point of 536 metres
(1,759 feet) at Byrehope Mount on the northern
boundary. Other summits include King Seat
(463 metres) and Lamb Rig (425 metres).

The land is accessed from the public road on
the eastern boundary.

The West Water flows along the western
boundary and, along with a number of its
tributaries, provides a natural water supply.
On the eastern side of the land are the Glen Ely
and Wakefield Burns.

There are two principal areas of woods within
Lot 3, one block of mature conifers and one
block of mixed native species, extending to
18.24 acres in total.

Situated to the south of the conifer woods is
a general purpose shed (27m x 11m). It is in 6
bays of timber frame construction beneath a box
profile roof with cladding on three sides. It has an
earth floor. A sheep fank is next to the shed.

Stonypath Farm is situated to the southern
end of the Pentland Hills about one mile to
the northwest of the village of West Linton.
The farm is conveniently situated for commuting
to Edinburgh, with the city bypass and city
centre 14 miles and 18 miles distant respectively.

West Linton is a pretty Conservation village with
a range of local amenities and services including
a primary school, health centre, bank, post
office and general store. The Whipman Festival
is held every summer in the village and is one
of the Borders' oldest festivals.

The thriving market town of Biggar (12 miles
southwest) provides a variety of general and
speciality shops for most daily amenities,
business and banking facilities, cafes and
restaurants and museum. The town has an
annual arts festival, the Biggar Little Festival,
and has traditionally held a bonfire at Hogmanay.
Peebles (15 miles southeast) is the county town
and tourist destination, featuring a traditional
High Street with a range of boutique shops and
a picturesque hinterland.

Straiton Retail Park, situated on the south side
of Edinburgh, is 14 miles distant and has a wide
range of superstores, and a Park & Ride into
the city. Edinburgh city centre is situated
18 miles to the north of the farm and has all
the high street shops, theatres, restaurants
and cultural opportunities to be expected of
Scotland's capital.

Primary schooling is available locally at West
Linton, with secondary education in Peebles
and Biggar. A wide range of private schools is
available in Edinburgh.

Stonypath Farm is well placed for all modes of
transportation. The A702 provides access north
to Edinburgh and to the south via the M74.
Rail services run from Carstairs Junction
(18 miles) to London, Edinburgh and Glasgow.
Edinburgh Airport (22 miles) has regular flights
to London as well as many UK, European and
international destinations.

The surrounding countryside offers a wide
variety of leisure and recreational opportunities.
Biggar has a good range of leisure facilities
including tennis courts, a bowling green,
cricket club and rugby club.

In addition to an 18-hole golf course at West
Linton, other local courses are available at
Cardrona, Innerleithen and Peebles.

The Pentland Hills Regional Park is well worth
exploring with over 100km of hill walks and
wildlife trails plus cycling, horse riding and
orienteering. The nearby Meldon Hills and
Glentress Forest are particularly popular with
mountain bikers.

Trout fishing is available on the Upper Clyde
and several nearby lochs and reservoirs,
with salmon fishing on the Upper River Tweed.
As well as the sport available on the farm itself,
pheasant shooting and grouse shooting can
be rented locally. The Snowsports Centre at
Hillend is within easy reach on the edge of
the city bypass. It has an artificial ski slope
and restaurant.

The farm is situated in an area renowned for
its livestock farming and is well served with
agricultural suppliers. There is a livestock mart
at Lanark (23 miles).
