Conditions of Sale

1. The Purchaser will be responsible for making an Application for Approval of Matters required by Condition in accordance with the Planning permission in principle.

2. The Purchaser will be responsible for improving the existing access to the Manse and extending it to create a new shared access to the dwellinghouses to be erected, all in terms of the Planning permission in principle. Maintenance of the shared access thereafter will be on a user basis (the two house plots and the manse).

3. The subjects of sale shall be used only for the erection of a single house on each plot, not exceeding two storeys in height, which will be built in accordance with plans, elevations and specification of materials to be approved by the Seller. No buildings other than the said houses and relative offices which may include a single garage for the accommodation of a private car, shall be permitted on the subjects of sale.

4. The subjects of sale will be conveyed under burden of any existing rights of way, servitudes, wayleaves and water and drainage rights, however constituted, which may affect the same.
