Langham is a small village in North Norfolk with a fine parish church, an active village hall and a popular primary school, much of Langham lies within a designated Area of Outstanding Natural Beauty.

To the north is Blakeney which offers a wide variety of shops, pubs and restaurants, tennis courts and a doctor's surgery. Morston and Blakeney give access to the saltmarshes and Blakeney Point with many ways of whiling away leisure hours including crabbing on the quayside, sailing, bird and seal watching, cycling, golf, coastal walking and fine beaches. The Georgian market town of Holt is about 5 miles to the south and has an extensive and eclectic range of shops, galleries, restaurants and pubs, also being home to Greshams Pre Prep, Prep and Senior schools.

Old Manor Farmhouse is a really wonderful family home. The wide front door leads into a large reception hall with flag stone style flooring, original fireplace and west and north facing windows. A hallway leads straight through to the south side of the house with part glazed door to the garden. To the right is the drawing room a lovely light room with double aspect, a large west facing bay window and southerly views of the garden, original fireplace with wood burner. The sitting room has oak flooring, an open fireplace and large south facing window, the small study leads off this room on the north side.

The kitchen breakfast room has fitted paint finished wooden units, granite worktops, Oil fired 4 oven Aga, ceramic sink, and space for dishwasher, and fridge freezer and opens into the dining room, another lovely south facing room with open fireplace, shelving, exposed beams and wooden floor boards.

Also off the kitchen is a large family/games room with wood burner, oak floorboards, and back stairs, door to courtyard and east and west facing windows. The back door leads into the utility room with pamment tiled floor, Elm wood units, sink, plumbing for washing machine and tumble dryer and painted exposed flint walls and separate downstairs cloak room.

A lovely wide staircase leads from the sitting room to the first floor landing with a large window. The master bedroom has an en suite bathroom with free standing bath and marble topped vanity unit, both rooms face south overlooking the garden, there are 2 other south facing double bedrooms, and a further north facing double with original cast iron fireplace and a family bathroom with separate WC.

To the back of the house is a large walk in linen storage room and a big family bath/shower room with heated towel rail, which is also accessible from the guest bedroom, this double bedroom overlooks the churchyard to the east and courtyard to the west and has the original fireplace. A door from the guest room leads onto the back landing with a further double room with fireplace and cupboards and a shower room.

Office barn conversion with 2 rooms, and separate WC, this building has underfloor heating, power and initial plumbing has been fitted so could easily be converted into another self-contained annex or holiday let (subject to necessary planning restrictions).

The property is approached under a drive though archway with a large sliding barn door, leading into a gravelled courtyard with parking for several cars. This area is surrounded with useful storage barns including the wood pellet boiler room and storage, a stable and the home office.

The garden is split level and south facing with an area of York stone paved terrace at the back of the house, the garden contains mature shrubs and borders and fenced from the paddock with estate railing. There is a further large walled garden with espaliered fruit trees and a smaller walled vegetable garden with some useful flint potting sheds. The paddock is accessible from the road by a 5 bar gate.

The two holiday properties, David's Barn and Simon's Barn, have been meticulously converted and designed to make the most of the barns original features with some exposed brick walls, brick flooring and vaulted ceilings yet with beautiful interior finishes, high quality appliances and underfloor heating.

David's Barn has two double bedrooms with built in cupboards one with en suite shower room and one with bath and shower over, both bathrooms have marble topped vanity units, and heated towel rails.

The main living space is split level and open plan with wood burner and seating area at one end with French doors and kitchen/dining area at the other.
