Description - Spindlewood Lodges provides an ideal lifestyle property combining successful existing business with scope to expand should a purchaser wish to do so. The site feels spacious, extending to over 10 acres of meadows and young woodland with open views across the adjoining countryside. The property has the distinct advantage over many other self-catering complexes of having clear separation between the owners accommodation and the holiday lodges, both parts having their own access off the lane. The principal dwelling is a spacious bungalow, which has in recent years been extended and refurbished to provide comfortable, up to date accommodation with four double bedrooms. The self-catering business, which has been run by the present owners for about 14 years, has been established since the early 1990s and has an excellent level of repeat bookings. It benefits from events held at the Royal Bath and West of England Showground and the Glastonbury Festival, as well as from general tourism in the area. The seven Scandinavian Finwood lodges have all been refurbished with
three of the lodges having undergone further upgrading in the last few years. Two of the lodges have improved access including shower cubicles and wider doors. The lodge pitches are generous with car parking area and dividing woodland area for privacy. The grounds are extensive with communal areas of mown grassland and areas of young deciduous woodland.

The Bungalow - This was constructed in about 1980, enlarged in 2004 and has more recently been completely refurbished. It has oil fired central heating and UPVC double glazing. The accommodation comprises: hall with airing cupboard and access to roof space, large south facing sitting room with stone fireplace and wood burning stove, a picture window overlooking the grounds and sliding patio door to the garden. Kitchen, which is extensively fitted with cupboards and drawers, granite work surfaces, wall cupboards, integrated dish washer, ceramic tiled floor and leisure Calor gas range with extractor over. Opening into dining room, utility room with fitted cupboards and drawers and plumbing for washing machine, doors to the garage/workshop and to shower room with washbasin, WC and shower cubicle. There are four double-bedrooms together with a family bathroom. The master bedroom has a range of fitted wardrobes and bedside furniture, double doors to the garden and an en suite shower room. There is a gravel parking area immediately to the side of the bungalow with access to the garage/workshop. In front of the bungalow is a paved patio leading to a large expanse of lawned garden and, beyond this, a paddock area (unfenced) leading to an area of deciduous woodland.

The Holiday Lodges - The seven Scandinavian Finwood lodges are well insulated with triple glazed windows and night storage heaters. The living rooms are light and spacious with a veranda to the front forming an extension to the living space and a vantage point from which to take in the views. There is a well-equipped kitchen with dining area overlooking the grounds and the countryside beyond. Each lodge has a double bedroom and twin bedroom together with a full sized bathroom with bath and power shower except for two of the lodges which have improved access with shower cubicles and wider doors.

The Grounds - Each lodge has its own parking space and picnic table and is well screened from adjoining plots by well-established trees and shrubs. Around the lodges is an extensive area of mown grassland providing a communal recreation area with areas of deciduous woodland. The owners have a separate access off the lane from the business ensuring a high degree of privacy whilst still remaining closeby.

Planning Permission has been granted for five additional lodges and one of the bases has already been laid. The grounds form a delightful peaceful environment for guests who are able to enjoy the abundant wildlife and extensive views over the surrounding countryside to Glastonbury Tor in the distance. The total area extends to about 10.52 acres (4.26 hectares).

The Business - Spindlewood Lodges has been established as a self-catering complex since the early 1990s and forms a very successful business with a high level of repeat bookings. The proximity of the Glastonbury Festival and the Royal Bath and West of England Showground have in the past contributed regular bookings and the site is in an ideal location from which to explore the area in general.
