Although in a rural location the property has excellent access to the small country town of Bampton (2 miles) which offers a generous range of facilities including schooling, a doctors surgery, individual shops, public houses and restaurants. The larger market town of Tiverton lies 9 miles to the south with its excellent range of shopping, recreational and educational facilities including a modern district hospital, 18 hole golf course, sports centre and supermarkets etc. There are schools for all ages including Blundells School, which offers discounts to local pupils.

From Tiverton access can be obtained to junction 27 of the M5 motorway via the dual carriage, alongside the junction lies Tiverton Parkway, with fast trains to London Paddington. Exeter (29 miles) and Taunton (20 miles) are both within an easy driving distance.

The whole area is renowned for its outstanding natural beauty with the Exmoor National Park some three miles to the north with its deep wooded valleys and heather moors ideal for country pursuits such as riding, walking, fishing and shooting. Close by is Wimbleball Lake renowned for fly fishing, sailing, rowing and many other activities at the Wimbleball Lake Outdoor Centre. It hosts the gruelling ironman triathlon each year.

The Property - Velthams, with its superb private position, is a charming period home believed to date back to the mid nineteenth century and offers well-proportioned living accommodation so typical of this era. In addition to the main house are four separate holiday cottages and gardens, including a large walled garden to the front of the main house and ample parking for all.

The main house has a beautiful formal entrance hall which provides an impressive reception with a sweeping staircase leading up to the galleried landing. Off the entrance hall is an elegant south facing drawing room with a marble fireplace, large bay window and doors opening onto the terrace and gardens. The impressive kitchen/breakfast room is fully fitted with a range of wall and floor fitted units, an oil fired Aga, wooden flooring and a large south facing bay window overlooking the garden. To the rear of the kitchen is a large utility room with a back door and a north facing pantry/store.

From the entrance hall a corridor leads past the cloakroom to a south facing living room with marble fireplace, a study, shower room with sauna and a rear hallway with a secondary staircase.

On the first floor is a delightful galleried landing, a spacious master bedroom suite with a private dressing room and en-suite bathroom, five further bedrooms, a family bathroom and separate cloakroom. The bedrooms are all of a good size, with those to the front of the house benefitting from glorious southerly country views.

To the rear of the main house an elevated cross passage from the first floor (master bedroom suite) leads over the courtyard directly into a first floor room in the Hideaway Cottage and was believed once to have been used as a private chapel (currently a bedroom).

The Cottages - To the rear of the main house is a charming courtyard surrounded by four stone holiday cottages which were converted some years ago from the former stables. The cottages have permissions to let for 10 months of the year.
