A 6 bedroom country house with 2 self-catering apartments and owners accommodation on the edge of Dartmoor. Opportunity to continue with the current successful operation or reconfigure the accommodation. EPC Band D (Non-Domestic Building)

Situation - Set along a quiet residential lane, Harrabeer Country House is just 1/2 a mile from the village of Yelverton which has a variety of shops including baker, butcher and small supermarket plus doctor and dentist surgeries. Further afield is the delightful and flourishing ancient market/stannary town of Tavistock (5 1/2 miles), with an extensive range of facilities including fine independent schools.

The city of Plymouth (9 miles) is well known for its history and marine facilities with access to some of the finest uncrowded waters in the country. In addition to the extensive shopping facilities there is a wide range of attractions including the historic Barbican, Theatre Royal and the National Marine Aquarium. The south coasts of Devon and Cornwall, with their beautiful estuaries, beaches and coastal walks, are within easy reach as well as the rugged coastline of North Cornwall. There are National Trust properties at Buckland Abbey and Cotehele.

Dartmoor National Park, with its hundreds of square miles of spectacular scenery and rugged granite tors, is literally on the doorstep. This heather clad moorland, with deep wooded valleys and rushing streams, provides unlimited opportunities for walking, cycling, riding and fishing.

Introduction - Harrabeer Country House is believed to date from 1680s with the adjoining larger house being built in 1850s. The property currently offers guest accommodation with six bedrooms, two self-catering apartments and owners accommodation. This versatile range of property offers a new purchaser the opportunity to continue with the current successful operation or reconfigure the accommodation to suit their needs.

The House - The house currently provides friendly, family run guest accommodation. The majority of the bedrooms are in the Victorian part of the house and benefit from period features and high ceilings. There are 6 guest bedrooms (majority en-suite) with a breakfast/dining room, sitting room and cloakroom on the ground floor. A charming veranda with curved slate roof leads out to the garden.

The older part of the house has a cosy living room with exposed stonework, beams, wood burner and bar with storeroom/boiler room off. A further door opens on to the original curving wooden staircase to the first floor. The catering kitchen is split into two main areas and doors lead to two larders, boiler room, gardener's loo and the rear garden. To the front of the property is a reception area leading to the car park.

Self-Catering Apartments - A barn to the side of the courtyard was converted in 2003 to provide two 1 bedroom self-catering holiday apartments each sleeping up to 4 people. The apartments are characterful with exposed stonework and beams. Each has an open plan living room/kitchen/dining room plus an en-suite double/twin bedroom. There is access from the ground floor apartment to the stable block/storage area behind.

Owner's Accommodation - This has a private entrance from the courtyard and can also be accessed via the main house and from the rear garden. Ground floor with entrance hall/study area, living room, conservatory, shower room and a door to the rear patio. First floor with double bedroom, en-suite bathroom and under eaves storage. The owners use the kitchen in the main house.

The Business - The current owners offer their hotel guests Bed and Breakfast with a dinner option. Meals are also available for guests staying in the self-catering accommodation. They have good levels of repeat business from both holidaymakers and business travellers. The current set up is ideal for small wedding receptions or family functions as the dining room seats up to 18 or 40 for a buffet. Further details can be found at their website www.harrabeer.co.uk.

Outside - On the south east side of the property, and accessed via a charming veranda with curved slate roof, is the garden. This has mature trees and shrubs, lawn with pathway and gate to the road. To the north of the property there is parking for a number of vehicles and to the rear of the self-catering units are three stables currently used for storage and as a laundry/freezer room. At the front of the property is a courtyard car parking area with dry stone walls leading to the hotel reception.

Outgoings - Council Tax Owners accommodation - Council Tax Band A.

Business Rates Rateable Value £8,100. From April 2017 it is believed that due to changes announced by the Chancellor in March 2016, the Business Rates payable will be negligible.
