LOCATION The land is situated to the south of the hamlet of West Anstey and is accessed from the B3221. There are good communication links to the North Devon Link Road, the A361. The land has a wonderful outlook to the southern fringes of Exmoor National Park.  

DESCRIPTION The land is laid to permanent pasture and has been used for cutting and grazing; the topography is a mixture of reasonably level and gentle sloping. The land is split into a number of parcels with a mixture of natural hedge boundaries or stock fencing.
The majority of the parcels have been newly fenced in the last year and there is also a newly laid hard track which provides access to the parcels from the access from the double gated entrance. The track leads down and proceeds across a small stream (a tributary to the River Yeo) to the two parcels the other side of the valley. On the western boundary the land borders the River Yeo.
The land also benefits from a number of mature specimen trees of oak and beech; many of the parcels have mature hedge boundaries. The trees and pond are an attractive feature of the land and offer a wildlife habitat. The land is classified as predominantly Grade IV and is slowly permeable acid loam and clay.
