The Story

With good living space, a well-kept garden and superb access to local amenities and central Milton Keynes, the house on Willen Park Avenue offers everything. The property is unusual in a number of ways, explains the agent marketing the property.
“This is a well-maintained five bedroom family house, which sits on a generous plot,” he says. “It has a lot of frontage, with a very large in and out driveway, which is gated. It is unusual to see this sort of space in this area. When you combine it with everything it offers inside as well, it is easy to see what makes it such a desirable home.”
The ground floor of the property is also especially attractive and could well appeal to new owners who enjoy entertaining or are perhaps looking for the flexibility to be able to work from home.
“In the past there have been two extensions here, which have brought so much more practical space to the ground floor. Someone could take this house on now and really make it their own, using this wonderful space for all sorts of purposes.

ANNEXE POTENTIAL
The property opens into a central entrance hall, off which most of the reception rooms fan. To the left is a substantial play room.
“The current owners looked after children here but this could make a superb home office or could even be converted for another use altogether,” he says. “Subject to the relevant planning permissions, this part of the house could perhaps be converted into a self-contained annexe for a member of the family.”
This room also has access to the utility room, bringing scope for the creation of a bathroom or kitchen here instead perhaps.

LEISURE SPACE
The hall also gives on to the kitchen breakfast room, where there is space for a table and chairs for casual family meals. There are then two more exceptionally large rooms.
“The first of these is accessed from the hall and is currently used as the drawing room; it has French doors through into the conservatory,” he says. “The second room also connects to the conservatory and is a very large space with another room off it. This is currently a snooker room but again has huge potential: it could be another fantastic family, work or leisure space (again subject to the relevant planning permissions) or could have the potential to be transformed into self-contained living accommodation.”

BRIGHT BEDROOMS
The house, which has a sumptuous, comfortable feel throughout, has largely been decorated in neutral shades to maintain a light, airy ambience. Stairs from the hall lead up to an elegant galleried landing. There are then four bedrooms and an additional room, which is currently an office but could be used as a child’s bedroom or as a dressing room.
“There is a family bathroom and the guest room has an en suite shower room,” he says. “The master bedroom, where you could create a walk-through dressing area is very large, with a particularly generous en suite bathroom.”

LAKE APPEAL
Willen is widely considered to be one of the most desirable areas in Milton Keynes because of its greenery and its lake, says the agent.
“The new owners will be able to walk, cycle or jog down to the lake easily, where there is an attractive pagoda,” he says. “They can also stroll down to the river or cycle further afield with a picnic to explore the Ouzel Valley.”
Willen Lakeside Park is a great attraction. The north lake is a wildlife sanctuary and a favourite of migrating aquatic birds, while on the island goats graze the vegetation. The south lake offers has leisure facilities and there is often something going on to watch out on the water.

EXCELLENT LOCATION
There is also good access to central Milton Keyes from here, with its myriad of leisure activities and its excellent shopping facilities. There are also local shops within easy reach.
“You have good proximity to the train station from here. it probably takes about four minutes in the car,” he says. “From there you can catch a fast Virgin train into London, which takes 36 minutes. The house is also just five to seven minutes from junction 14 of the M1.”
He adds: “This house could be ideal for someone seeking a home with very good living and working space, as well as good transport connections.”

Setting The Scene

The house is set back from the road, with a very generous carriage in and out driveway, behind twin sets of wrought iron gates.
There is parking for numerous vehicles, with high level of security. At the back, the house opens on to a private rear garden, which has been beautifully maintained and offers sunny space for sitting out.
