There's something very charming about Sancton, it's maybe because it's double fronted and has that very traditional 'four square' layout, partly because of the original period features (the front door, internal panel doors, period cast iron bedroom fireplace, alcove cupboards, picture rails and cornice), the location is also very attractive, a private cul-de-sac with a central green around which are a host of different styles of cottages and bungalows, many from the early 20th Century, but all subtly different. It's also the fact that there's an attractive garden, there are good views from the rear terraced garden which would also offer potential for a kitchen extension, subject to consent. Many bungalows of this design have been given a more contemporary, sociable feel by knocking through front to back, incorporating the sitting room, dining room, kitchen and rear porch, you'd need to get an architect on site to see which walls are load bearing, but there's definitely scope for remodelling. Actually in Cumbria, it is part of the Yorkshire Dales National Park and has a thriving local community. At the foot of the Howgill Fells it sits on the north bank of the River Rawthey which goes on to join the River Lune.

There is a choice of schooling, both state and private with renowned independent day and boarding school Sedbergh School (4-18) within the town. Culturally, Sedbergh is very active with dozens of groups and societies as well as being a 'Book Town'. From J37 of the M6, take the A684 east towards Sedbergh. On entering the town, continue down Main Street over the cobbles and turn left onto Joss Lane, immediately before the car park. Turn first right onto Low Langstaffe and Sancton is the third property on the left. Parking can be found to the front.
