Description:
The land, which has a gentle southerly aspect, extends to approximately 100 acres and is Grade 1 and 2 quality free draining Pewsey Vale Greensand. It is situated just to the north of Pewsey and included within the area is a small parcel of amenity woodland.

The land is currently in Organic status and has the capability of growing a strong variety of arable crops as well as strong grass leys and clovers. It is exempt from the current greening rules. The soil is Pewsey Vale Greensand and fertile deep loam which have the capability of consistently strong yields, with previous cropping including potatoes, arable, grass leys and clovers. There is easy vehicular access to the land off the main highway for modern agricultural vehicles and equipment.

Lot Two:
Lot 2 | 2.284 acres (0.924 hectares)
A useful parcel of mixed native British hardwood woodland including Poplar, Oak and Ash, which has been managed with conservation and environmental enhancement as a priority. The woodland is an excellent habitat for wildlife, as well as attracting a wide range of fauna and flora including snowdrops in early spring. There is currently no vehicular access but this could be arranged (STP).

Basic Payment Scheme:
The farmland is registered for Basic Payment Scheme with 40.34 units of Entitlements held for the holding. The sellers will make and retain the Basic Payment Scheme for 2016.
