The Story

As soon as the owners of Kia Katina saw the Windlesham house they knew it was a home they could enjoy to the full. Not only did the spacious, detached property have a sunny, south facing garden and a swimming pool, but it also had a splendid entertaining room, complete with a bar.
“It was very much a party house, with lots of space inside and out,” one of them says. “It was somewhere you could have get togethers and large parties, it was a house for having fun.”
Since moving in, the couple have made a few changes to the property, giving the spare bedroom an en suite shower room, retiling the ground floor shower, which is next to the sauna, and replacing the games room roof.
“We have also redecorated, using Farrow & Ball paint and some designer wallpaper, which has given the house a bright, modern feel throughout,” she adds.

VERSATILE SPACE
The large games room has a bar at one end and space for a pool table, television, table football and lots of comfortable furniture.
“If we clear it out we can get about 40 people in there,” the other owner points out. “We have had lots of big parties here, including 18th, 21st, 50th and 60th birthday celebrations.”
While the games room adjoins the house it could even become a separate self-contained area, he suggests. Subject to the relevant planning permissions it could be transformed into an accommodation annexe or an office.
“We have had an architect round to look at it and there is certainly plenty of space there for a bedroom, bathroom and kitchen sitting room area,” he adds. “And like the swimming pool it has its own heating system.”

ON THE ROOF TERRACE
Above the games room is an expansive roof terrace, which looks out over the garden and can be accessed from below.
“Doors from the master bedroom also open out on to the roof terrace,” she says. “The master bedroom really is lovely, it has a dressing room, as well as an en suite shower room and it also has fitted wardrobes. In fact, all five bedrooms have fitted wardrobes.”
She adds: “We have a table and chairs out on the upper terrace and it is nice to sit out there later on in the afternoon, when it catches the sunshine.”

POTENTIAL FOR CHANGE
In addition to the games room, the ground floor of the house features a large drawing room with doors on to the garden. There is also a separate dining room and study, together with the kitchen breakfast room. Yet another ground floor space is currently used as a gym.
“There could be scope to rearrange the rooms on this floor,” he says. “You could, for example, create a huge kitchen dining room in the games room or the dining room and the gym could be opened up to make the kitchen much larger. The house has worked very well like this for us but someone else may wish to do something different with it.”

EASY TRAVEL
The Windlesham setting of Kia Katina has also been ideal for them, giving them access to both Sunningdale and Ascot.
“It is very easy to travel to other places from here. We have good access to the A322, and the M3 and the M25; we can get to Gatwick, Heathrow and Luton quickly and can catch the train into London from Sunningdale,” he says. “There are lots of golf courses in the area, as well as the racing at Ascot and Kempton Park, and we have a great choice of pubs and restaurants within a five or six mile radius.”

GARDEN TIME
The couple hope to stay in the area when they move. They are downsizing and as well as missing all the space are sad to be leaving the swimming pool and the garden.
“We have had a lot of fun in the pool and out in the garden in general. The terrace areas have been fantastic for outside dining in the summer,” she says. “It has been good having a house with a garden like this, as well as the games room and plenty of parking too.”
And she adds: “We have enjoyed our time here greatly, this house was everything we hoped it would be.”

Setting The Scene

Kia Katina is entered via electric security gates, which lead to a driveway area with ample parking. There is a detached, double width garage, with electric door and side access with a further side store.
To the rear, the property has a sunny south facing rear garden, with private views and an outside heated swimming pool. The terrace area is large and ideal for entertaining as it also leads from the games room.

From Ascot pass the Berystede Hotel and Spa and proceed along Bagshot Road towards Windlesham. At the T junction where The Windmill Pub is located turn left onto the London Road. Kia Katina can be found after some distance on the right hand side.
