Tenure: Freehold

Two Floors extending to approximately 1324 sq ft
Views over the Wey and Arun canal to open countryside

Rosewarnes are pleased to offer this substantial commercial building situated within one of the most popular villages in the area, the property has far reaching views across open countryside yet remains within easy reach of the village centre. We believe this building offers the potential for a wide variety of uses, (subject to usual consent). An early internal inspection is essential to appreciate the opportunity this building could offer.
Originally constructed as a builders workshop, it has had various uses over the years including garaging a 'Green Goddess' fire engine during the war, a paper store and a youth club prior to becoming D G Clifton & Son's cabinet workshop in 1955 until the present day.

The owner requires an unconditional cash offer. Only open to buyers who can proceed quickly. Although this is not a major project it is a level above a basic DIY refurb, please be aware of this.

There is NO garden and NO parking, the area north of the building has been used for parking since the 1950's, the kerb is already dropped. The Highways are in control of this area and the southern part as well. Any buyer will need to apply for a Stopping Up order to Highways.

Property Detail.

The property is located 200m south of the village centre of Loxwood fronting onto the B2133 and enjoys a semi-rural location with views over the Wey and Arun canal to open countryside. It was built around 1902 using materials salvaged from the local chapel, in particular the distinctive arched window frames.
It is a building of character with 9" solid brick walls under a pitched tiled roof. The gable ends are weatherboarded and there are loading doors at first floor level on the west gable. The building has a good level of natural lighting and benefits from both single and three-phase electricity. Both water and drainage are connected to the mains. The building measures 15.3m x 4.6m externally, providing 123.04 sqm (1324 sq ft) of floor space over the ground and first floors.
The present rateable value is 5100.00 and the property has Class B2 commercial listing.

The current planning permission is for a 3 bedroom house and a work space within the existing building. It has a Live/work permit.

At the moment the cars park on the land to the north end of the building, this is currently comes under HIGHWAYS. The owner was told verbally by the council that a "Stopping Up" order for these two spaces would not be a problem, its also quite a quick decision and as far as we are aware there is no fee either. The owners architect has advised it would be better for the new purchaser to apply for this because if they wanted to add something to the application it would be better to do at the same time.

This in turn will increase the land area around the property as per the plan available on request if not received with these details. Currently the Land Registry does not show the increased plot. The Highways Agency basically claimed all this extra land for them even though the current owners have been here since 1955 and always used it for parking.

The fields behind are in Private ownership.

Loxwood is a small, attractive village near the Surrey border, on the route of the Wey and Arun Junction Canal. The canal was a major waterway linking London to the south coast. It opened in 1816 and brought prosperity to the Loxwood area. Sections of the canal have now been restored and run a short distance from the property.

There is a primary school, village hall, with outdoor children's playing facilities, an Anglican church, a Chapel, two pubs The Onslow Arms and the "Sir Roger Tichborne" (at Alfold Bars), and a number of shops adjacent to the village centre pond.

More information on request. Serious interest invited only. Preferred Cash Buyers ready to act and complete.
