From the house they often spot all kinds of different birds in the trees, as well as other types of wildlife. "We see the odd deer from time to time," he says. "When you look out from the windows all you can see is green."

It was seven and a half years ago that the family moved into Lower Cottage. "We loved the location of the house but we also liked its size," he admits. "This is a big, four-bedroom house, which feels spacious throughout, and with all the rooms coming off a nice, large central entrance." The ground floor of the house features a long triple-aspect drawing room, which looks out the front and the back of the property. At the back, double doors open on to the garden. "We added a wood-burner to this room, which makes a really nice feature, especially in the winter time," he adds.

Also on the ground floor, there is a dining room and family room, as well as the kitchen breakfast room, utility room and cloakroom. "We do have planning permission to extend out to one end of the house," the owner explains. "This would incorporate an office and boot room downstairs, plus another bedroom and en suite bathroom upstairs." Upstairs, there are already four very generous bedrooms, together with a large family bathroom. The master bedroom has an en suite shower room. "The planning permission also includes the conversion of the existing double garage into a self-contained annexe, which could be ideal for a relative," he says. "New owners would then be permitted to build a new double garage, with a new sole access drive."

ROOM FOR ALL

Lower Cottage has been carefully maintained by the current owners. Much of it has been decorated in either Farrow & Ball or Little Greene shades of paint. "This is a very comfortable and easy house to live in," he says. "The space works very well for a family with three children: we use one of the reception rooms as a playroom and have sofas and a television in there so the children can play on their games consoles." It is also a great property for entertaining, with lots of room inside and out for guests to mill about in. "It is fabulous for barbecues and children's parties," he adds.

A QUIET PLACE

The Sewardstonebury location of the house has also made travelling to see friends and family easy, according to the owner. "My wife's family is from the Midlands and we can get out on to the M25 and up to see them quite quickly from here," he points out. "It is also very easy to reach the M11 and to access central London - I work in Canary Wharf and can be there in just half an hour in the morning." He adds: "Living somewhere with good roads and train stations nearby has been excellent. At the same time, however, we have all the benefits of being close to the forest and being able to walk for hours from here if we want to. This is such a tranquil place: you can sit outside during the day and you can hear nothing but the birds."
