Full description

Glanrhyd-Y-Pysgod is set in beautiful surroundings situated in unspoilt countryside in the Teifi Valley with an established holiday letting and fishery business.

Glanrhyd-Y-Pysgod is situated in the Teifi Valley 3 miles from Llandysul, 3 miles from the A475 and A485 roads at Rhydowen and Llanwllni, 8 miles from the University town of Lampeter, 12 miles north of Carmarthen, 13 miles to New Quay on Cardigan Bay coast.

The property was purchased by the current owners in the late 80's as an 80 acre farm with the fishing on the River Teifi. All the grass fields have been re-fenced, gated and the hedges maintained and the farmland is currently let to a neighbouring farmer. The property is now for sale for retirement reasons.

The brown trout have bred successfully and the fishing is popular with visitors in the holiday accommodation.

River Teifi
Approximately 1 mile of single bank with seven named pools. The River Teifi is renowned as being one of the best salmon and sea trout rivers in Wales. The river is renowned for the quality of its sea trout fishing in particular, together with salmon, brown trout and the occasional grayling.

There are no formal catch records for this beat. The opposite bank in different ownership is rarely fished. The fishing has the benefit of a purpose built fishing hut and easy access on foot along the river bank.

The Farmland
A compact block of land within a ring fence with the majority of fields workable with a tractor. The farmland is in very good condition and is currently let to a local farmer on a 3 year Farm Business Tenancy which expires in September 2017. The current rent is £8,000 per annum. The Tenant has the benefit of the Basic Payment Scheme Entitlements.

The Business
The cottages are currently let through West Wales Country Cottages Agency and the business is turning over in the region of £15,000 per annum. The cottages are available for 32 weeks of the year primarily to tie in with the fishing seasons. No winter Lets have ever been targeted. Weekly rental vary from between £275 and £400 plus, however at present the owners have not been involved in any active marketing in terms of improving occupancy rates.
