PLANNING CONSENT Planning Consent was granted by West Devon Borough Council for "The Conversion of Barn to Form Holiday Cottage" on 23 May 2005, subject to a number of conditions, including that the holiday dwelling should be used only for holiday short letting purposes and should not be occupied for periods exceeding six weeks inclusive in any calendar year by a person/persons and a register of lettings should be available for inspection during normal working hours by a recognised officer of the West Devon Borough Council.

We understand from our client that the roof covering was replaced in 2010 and this was regarded as commencement of works on site and, as such, the Planning Consent is held in perpetuity but we have not checked this information with West Devon Borough Council. 

SERVICES We understand that mains electricity is available nearby, a private water supply such as a bore hole will need to be established in addition to a private drainage system. 

THE LAND The land lies to the north and west of the Barn and generally follows the Wallabrook River Valley. The land is best described as rough pasture and includes approximately four acres of broadleaf woodland.

Continue straight ahead, over the crossroads, towards Wilminstone Quarry. Pass the Quarry entrance on the left hand side and continue straight ahead on the single track road. Upon reaching the Kestrel Kennels car park, continue straight ahead along the grassy track, passing through two five barred field gates to a parking area and front of the barn, which will be on the right hand side.
