History

South Yarde Farm is a fascinating detached residence with a wealth of historic and character features. The main house is Grade I Listed of historical and architectural importance. The property is believed to have been constructed around 1450 for Richard Yarde. There is believed to have been a dwelling on the current site since before 1086. Originally known as "Hierda", the property was a small, late medieval manor house of sub-gentry status. The hall house had a separate kitchen building to the rear, which has subsequently been converted into a separate dwelling. Of particular interest to the historians are the decorative carvings on the A frames, which are in various states of finish. There is also some 17th Century panelling in the drawing room and a stunning ceiling. The property underwent an extensive programme of work in the 18th Century, turning the house into what it is today. The property features in most of the historic books of Devon domestic architecture including Pevsner.

The Property

South Yarde Farm offers spacious accommodation with four bedrooms and magnificent character features. The property has been re-roofed along with the majority of replacement windows, a new boiler and plumbing system. The farm boasts a range of stone and cob barns that offer vast potential for a variety of uses, including conversion (subject to the necessary planning permissions / consents). The outbuildings are Grade II Listed of architectural and historical importance. An additional advantage of the property is there are a range of further modern agricultural buildings that are currently used as stabling, but could be used for a variety of other uses, if required. This fascinating residence has 38.3 acres, which is a mixture of pasture and woodland. It is bordered on two sides by streams. The property is regularly visited by a variety of wildlife including red & roe deer, badgers and many birds of prey. There is also a sand school. South Yarde Farm offers the buyer a wealth of potential uses, including equestrian, small holding or self-catering accommodation. Only with a full internal inspection of the property can you truly appreciate the vast potential on offer. Available to the open market with no ongoing chain.

It then leads to a parking area at the rear of the farmhouse, or to the medieval farmyard in front of the property. There is also access to a track, which leads down and gives access to the pasture paddocks and woodland. Attached via a porch to the main farmhouse is a two storey stone cob barn that offers potential for a variety of uses, or conversion, subject to the necessary permissions. Adjacent is a further threshing barn, with attached roundhouse, which has been re-roofed, and again, offers huge potential.

Opposite this barn are a range of pole barns and former pigsties which have recently be re-roofed. To the rear of these buildings is a more modern, block built agricultural building, with a concrete floor, measuring approximately 67'0 x 50'. It has been adapted and is used as stabling. There are five stables at present with the remaining building used for American style looseboxes (the stables will not be included, and will be taken by the current owner).

To the front of the farmhouse is a walled garden, and beyond, is a duck pond and a sand school. The sand school measures 82'0 x 48'0. To the left of the sand school is a clear span building that, is currently being used for stabling and a hay store. It offers potential for a variety of uses. An attached stone and cob barn, with pretty stone arches sits to the side of this building, and again, offers further potential for conversion subject to any necessary planning permissions. It is understood that there is excellent outriding available from the property.

In total, the property benefits from 38.3 acres, which is a mixture of pasture and woodland, and is bordered by streams on two sides.
