Property Description

Full description

Tenure: Freehold

Utterly charming, this Lutyens inspired, 5 Bedroom Detached Family House dating back to 1930, boasts a South-West facing plot of approx. 7 acres (5 of which is woodland) and is set behind automatic entry and exit gates, providing privacy and seclusion.

With established woodland to the side and rear, giving a delightful sylvan appeal, Tylers Croft also commands an elevated hilltop position, with far reaching views over countryside and beyond, towards the City of London - Canary Wharf visible in the west on a clear day and London`s Fireworks very visible on New Year`s Eve!

Although this superb family home enjoys a private semi-rural setting, it is far from being in the `middle of the sticks`.

For the Commuter, Harold Wood Railway Station is just 1.5 miles away, with Brentwood Station little more than a couple of miles away and Junction 29 of the M25, only a mile`s drive too.

Just up the road is the pretty village of Great Warley itself, the focal point being the Thatcher`s Arms, an attractive country family run pub dating back to the 16th century and with Warley Place Essex Wildlife Trust Reserve next door.

If education is a high priority then buyers will be interested to know there are a number of highly regarded Junior and Secondary Schools in the local area, plus the Ursuline Preparatory School is only little over a mile away.

The 5,338sq ft of accommodation is arranged over 3 floors;

A lower level Ground Floor leisure complex, the Main Ground Floor Accommodation (Hall, Reception Rooms, Kitchen, etc) and the First Floor Bedrooms and Bathrooms (including 2 Ensuites to the principle bedrooms).

It is fair to say that if we were to write everything down this property offers, it would extend to a small book. So if there is anything missing that`s important to you, then please, pick up the phone and ring us, so we can answer any queries you may have.

So, where do we start. Well, following the brief introduction, we now come to the main house accommodation, Followed by the Grounds, a little bit of History and finally more information about the Area.

If we think of Tylers Croft as a painting, then the basic canvas was a characterful 1929-1930 built house, designed by George Blair Imrie, a British architect of the Arts and Crafts movement, renowned for his sensitive and individual house designs, and a Lutyens admirer.

Typical of Imrie`s designs, Tylers Croft was built with quality materials such as hand-made tiles, Oak window frames with leaded light glasswork and doors with wrought iron fittings.
The Dutch Gable Roof complimenting the `Tudorbethan` style elevations with their timber beams, giving a pleasing look.
Some of the original windows, with their small sections of glass supported in lead `cames`, remain.

Over the years through enlargements, additions and transformations, Tylers Croft has evolved into the spacious home it is now, with the modern day external elevations, an attractive composition of part-Ivy-covered pitched roofs, dormers, projections and chimneys.

With the initials of the first owners inscribed into the beam over the doorway and a built-in seat (an original feature), there is certainly plenty of space to leave the umbrellas and muddy boots. The chunky original ledged front door opens through to:

THE HALL 28ft x 7ft 8" max

Front-to-back, the hall being extended through the original Loggia and beyond, giving the extra length it now boasts.
Solid wood flooring extends all the way through, up to the rear double doors which open out to the rear terrace.
The original carpeted Oak craftsman staircase on the left as you enter, rise to the first floor. Most of the original internal doors also remain - these being solid ledged doors with ironwork detailing - a couple of spare doors have been kept by the owner for future extensions.
With a nod to its 1930 origins, waist height wainscoting has been fitted to the walls and fancy curtains give the finishing touch to this lovely entrance.

LOUNGE 23ft x 18ft 3"

A particularly large yet elegant, triple aspect room enjoying super views over the formal grounds with a large feature open fireplace and a 13ft x 8ft extension making it now a capacious, formal reception room.

The original leaded light windows are an important architectural feature, and as such, the extension incorporates sympathetic, lead light double glazed windows inset within timber mullions.
In fact, throughout most of the house, lead light double glazed windows are set within timber window frames in keeping with the property`s character appeal.

DINING ROOM 17ft 7" x 13ft 3"

Plenty of room for large dinner parties and the Christmas Meal, with there also is a full height Fireplace with an inset Cast Iron solid fuel Log Burner and a set of French Doors with side light windows, opening out to the rear grounds.
Wall lights will showpiece any paintings you may have and there`s wiring for a wall mounted TV to go over the fireplace, so one can watch the Queens Speech during the Christmas Dinner.

Presently used as a Cinema Room/2nd Lounge, this huge room overlooks the front.
The current Owner has built a false wall to hide wiring and all sorts, for the cinema screen front.

KITCHEN/FAMILY ROOM The heart of the home.

Although open plan, for the purposes of description, we have left the two areas as separate, with separate measurements.

FAMILY ROOM 20ft 9" x 12ft

With the modern day dining room in the double storey, hipped roof extension, the original Dining Room has been extended and now finds good use as a `Family Area`/informal Lounge, completely open plan to the Kitchen.

The 7ft wide window overlooks the rear grounds and we understand from the Vendor the same wooden floor that brings warmth and character to the hall, is hidden under the carpet for future revealing, if desired. Like the Hall, bespoke wall panelling enhances the `in-keeping` decor.

KITCHEN 26ft 8" x 12ft 3" narrowing to 8ft 6" in the Preparation Area

Front-to-back, the kitchen has an extensive range of units and a Central Island, plus there are TWO walk-in Pantries too.

Homely and charming, the Edwardian style, custom made luxury kitchen units, based on a Clive Christian style, come topped with Granite worksurfaces. Very elegant.

Specification further includes an impressive full height Larder unit with a huge array of shelves, racks and drawers, ceramic sinks at either end of the room (Butler in the prep area) and tiled flooring.
There are two AGA`s, a medium size electric AGA and a larger Gas AGA.

BREAKFAST ROOM 14ft 6" x 9ft 9"

Adjacent to the kitchen and with room a-plenty for a full size table and chairs.
The current owners also house their huge American Style food centre here, which seems to make little difference to this large room.

The wall Gas fired Combi-boiler serves the GAS CENTRAL HEATING with radiators in most rooms. Continuing the wainscot theme, the walls here have also been panelled to waist height.

CCTV Having a large secluded plot, there should always be a high profile upon security, and with that in mind, the Owners have a perimeter CCTV security system, the 2 wall mounted TV`s here constantly showing 4 cameras angles at a time, one of the outside road/gates, the other the property itself.
State of the art, the system allows the camera`s to be viewed on mobile devices, Ipad, Smartphones, etc.

UTILITY/LAUNDRY ROOM 13ft 3" x 13ft 1"

A fabulous size Utility Room.
A set of double doors provide easy access to the front drive - an ideal tradesman`s entrance. Fitted kitchen units incorporating a ceramic sink, stretch along 2 walls, with provision for a large washing machine and tumble dryer.
A big full height storage cupboard provides great storage for all things laundry.

A wall mounted Secure Entry phone system links through to and controls, the automated Entrance and Exit gates.
Further Gate Entryphones are on the Landing and Leisure Centre, by the pool.

Tiled with a towel radiator and fitted countertop/ledge, incorporating the basin with opposite, the close coupled WC.

A lovely long landing, some 34ft in length and retaining the original wide staircase complete with carved wood balustrades and low angle of ascent.
The large front window (we think original too) provides plenty of light.
A big airing cupboard, some 5ft wide, houses the twin, hot water immersion tanks.
At the top of the stairs is another Entryphone with video link, to open the Entrance and Exit Gates.

A 17ft walk-through luxury fitted Dressing Room leads into the Master Bedroom, with its own private Ensuite and a 5ft 9" wide set of double doors leading on to the 13ft x 8ft Private Balcony, enjoying a fabulous vista over the grounds and rural views beyond.

Fitted with an extensive, luxury range of warm Oak style open units and a matching Dressing Table, providing a superior storage solution.
There is plenty of natural light courtesy of the rear facing double glazed window and recessed lighting within the smooth finished ceiling (NB Most of the ceilings throughout the house have a smooth plastered finish).

MASTER BEDROOM 17ft 5" x 15ft

A real sanctuary of slumber, having a lovely plush carpet and a full height ornate fireplace with an inset electric `wood burner`.
With a smaller window for additional light, the main daylight comes from the wide set of double doors, which flung open, lead out onto a large Balcony with wrought iron railings, enjoying a splendid outlook over the grounds and beyond, towards London - perfect for a nightcap or early morning coffee.

Very well appointed with a contemporary, square, counter top vessel basin with chrome mixer tap on an Oak effect washstand, close coupled WC and a large 1100mm x 800mm Shower Enclosure.
Gorgeous Travertine style tiles adorn the walls and the Regency style, combined towel warmer and radiator looks good too.
Natural light comes via a front facing double glazed window and a shaver point and wall mounted mirror complete the spec.

BEDROOM TWO 18ft 7" x 12ft

Formally the main bedroom, so a great size and boasting a feature Fireplace with a gas point, allowing a real flame gas fire.
Dual aspect, the room is thus nice and bright, the rear window leading the eye to those super views beyond.
Like the master bedroom, there is a lovely deep pile carpet and three built-in wardrobes.

Formally the original separate WC Room off the landing, now a fully `Travertine` tiled Wet Room with a fitted seat, directly off this bedroom.
The small window retains the original lead light glasswork and a tall chrome towel radiator dries off numerous towels with ease.

BEDROOM THREE 15ft 5" x 11ft

Another good size principle bedroom retaining its original window and with a fireplace with an inset electric fire.
The 5ft x 1ft 9" built-in cupboard with ledged double doors hides a boarded up window (to the right of the chimney stack, looking back at the house) which the current owners toyed with the idea of opening up, as it will enjoy those super views.
A period feature of the room is the picture rail going all the way round, with similar to be also found in the other original bedrooms.

BEDROOM FOUR 11ft x 10ft 3"

This double bedroom has a rear facing window enjoying those far reaching views and a built-in cupboard 3ft 7" x 2ft concealing the radiator.

BEDROOM FIVE 11ft x 7ft 4"

The 5th Bedroom also enjoys the rural views and comes with a large built-in cupboard with a ledged door.

BATHROOM 11ft 4" x 10ft 7"

A deep soak - the ultimate in luxury, the deep and spacious, freestanding bath provides a stunning focal point of this huge bathroom.

There is a close coupled WC with Bidet, twin combination towel radiators and attractive ceramic tiling.

We like the clever wall mounted Mirror - with a remote control - suddenly it`s not a mirror, it`s a flat screen TV. Smart.

Adding a luxurious finishing touch, the functional and contemporary vanity unit/cabinet features twin counter top basins, with matching tall mixer taps

Built on the lower ground floor level with a discreet access from the main house via the Cinema Room.
This impressive home leisure centre incorporates a glass fronted Gym overlooking the 26ft x 15ft Indoor Heated Swimming Pool and a trio of large adjoining rooms presently arranged as a Kitchen/Utility Room, Relaxation Room and Shower/Changing Room - All with modern paintwork in pleasant neutral tones.

POOL AREA 47ft x 22ft

As you descend the stairs into the pool area the first thing that strikes you is the impressive `stretched` ceiling.
A beautiful low maintenance system which increases the perception of height and space to the area and complimenting the bi-folding door system, where the entire right and rear glass walls open up, to bring the outside in.
The outside being the surrounding terrace and elevated sun patio terrace where the Covered BBQ area and Hot Tub is located.

Around the pool, inset floor lighting adds ambience and there is plenty of space around for seating and sun loungers.

A fixed bar hides the Sonos Music System Hub which pumps music/radio around the Pool and Gym area and through to the Cinema Room too.
Wi-Fi will extend it to the whole house if you like.

Vents in front of the glazed bi-fold doors pump through and up, cold or warm air, as appropriate, meaning mist free glass.

KITCHEN/UTILITY ROOM 10ft 3" x 10ft 1"

Cream `Shaker` style kitchen units with Beech effect worktops and an inset ceramic sink under the upvc window, have been fitted across the rear wall, with provision either end for a washing machine and tumble dryer.

There`s plenty of room for a large fridge/freezer, making this room an ideal food and drink storage/preparation for BBQ`s on the patio just outside.

A part glazed lockable door opens to the 13ft 9" x 13ft 6" PUMP HOUSE which houses all the relevant pool machinery.
This has its own lockable external door leading out to the rear parking area, allowing easy tradesman access, for servicing/repairs etc.

CHANGING ROOM 10ft 3" x 9ft 9"

Resembling a large bedroom with a upvc window giving plenty of light and vinyl floor covering.
A door leads through to a large Ensuite Shower Room.

SHOWER ROOM/WC 10ft 3" x 8ft

A lovely big area, plenty of room to move about and with a pedestal wash basin, close coupled WC and large 4ft Jacuzzi/Steam Shower Cubicle with body jets, moulded seats and even a mirror! Vinyl floor covering, upvc window and access to roof space.

GYM 19ft 4" x 17ft 6"

Glass fronted and overlooking the pool, there is plenty of room for a full kit out and twin skylights flood light down, make it very well lit.
Fitted carpet and mirror. 2 Ceiling speakers for the networked music system. Ariel socket for TV accompaniment as you work out.

Neatly built under the stairs and extending under the main house, simply comprising a close coupled WC and Hand wash basin.
The floor is tiled, there`s a radiator and a cupboard provides extra storage under the stairs.

Turning off the Warley Road through the automated gates you are greeted by a private road running through woodland, with glimpses on your right, of the roof of the house, which meanders round in front of the main house, then past and up to the Exit Gate.
As you turn the conifered corner towards the house, a slope on the left leads off down to further rear parking.

DOUBLE GARAGE 22ft 6" x 19ft 7"

With the current Owners having no real need for the double garage, they converted it into a Games Room, complete with a full-sized snooker table.
Of course this could easily be reverted back to use as a Garage, if required.

A blaze of splendour and elegance.

Very well maintained to a traditional style, with large areas of lawn, planting with herbaceous perennials, shrubs, annuals and mixed mature woodland. Various outbuildings dotted about include a Summer house, Greenhouse and Sheds.

As previously mentioned CCTV operates and secures the entire perimeter of the property with security lights incorporating motion detectors.

Hidden within the grounds is the Septic Tank, installed in recent years. Apart from this the property is on mains electricity, gas and water.

Tylers Croft was built in 1929-1930 by John Gibson to commemorate the marriage of his Daughter Molly, to Author Howard Wilkins. It is their initials that are above the door in the front porch and they were married at the local church, St Mary the Virgin.
Their extended family loved the area so much, that they gradually ended up owning much of the land down Warley Road and also built the house Next Door and Next-Door-But-One.

John Gibson was a great admirer of Edwin Lutyens and so he commissioned the London City architects `Imrie and Angell` (as the Partner George Blair Imrie was also a great advocate of Lutyens), to build his Daughters dream house to an Arts & Crafts style - very popular at the time. The nucleus still strongly shown today.

Great Warley is an ancient parish roughly between Brentwood and Upminster and approaching 3,000 acres comprising predominantly large houses and farms.
The area dates back at least to the year 1040 when it was The `Manor of Warley` and owned by Barking Abbey.

As previously mentioned it offers easy City access via a choice of Harold Wood, Brentwood and Upminster Railway Stations and the A127 is only a 2 mile drive away, giving quick access on to the M25.

There are several very good Primary, Secondary and Private Schools in the area, including the Ursuline Preparatory School, Woodlands Co-Ed School, Brentwood School and the Brentwood Ursuline.

Across the road from Tylers Croft is Tylers Common, 34 acres of lightly wooded hillside, part of the Thames Chase Community Forest. From the top you can see right across Docklands to the City.

In addition, managed countryside abounds in the area, which includes 118 acres of Folkes Lane Woodland and 180 acres of Pages Wood and its parkland.

For the equestrian enthusiast, the area is well known as superb hacking country, with several stables in the vicinity.

So, now you have read all about Tylers Croft, would you like to take a look round? We thought you might. Its a lovely home. Please call 01277 500800 at any time. We take evening and Sunday calls too.
