The Story

Watching their twin boys playing out in the paddock or sitting on the decked terrace as the sun goes down – there have been many occasions when the owners of the house at Woodbank have been glad they made the move out of London. It was 18 years ago that they came to Loosely Row and were the first people to move into the five-bedroom home on the select new development of just 24 homes. “The house was on a cul-de-sac and had the most fabulous views, across the valley towards the Chiltern Hills and Bledlow Ridge,” one of them explains. “It also came with its own paddock, which gave our boys, who were eight at the time, somewhere to run around and play.” The property was well-proportioned and offered them all the space they were looking for at the time: “It has five bedrooms, all of which are double in size,” says the other owner. “It also had enough rooms for us to have a second sitting room or television room, which the boys could use, and which also gave our nanny her own space when she first came here with us.”

BEST OF BOTH
Built on the site of a former small-holding, Woodbank is in a semi-rural setting, which provides its residents with all the benefits of country living as well as the convenience of good schools and transport connections. “We moved here to enable our sons to go through the grammar school system,” she says. “We were both working in London at the time and found we were able to continue with our jobs as commuting in was so easy.”

OUTSIDE LIVING
Over the years since then they have put their own stamp on the property, decorating it to suit their own tastes while also ensuring it has been carefully maintained. They have, for example, replaced all the wooden windows with high quality, wood-look aluminium frames, making the property much more economical to run. “We also put a large conservatory on to the back so we could enjoy even better views all year round, and really make the most of inside and outside living,” he says. “We wanted to keep the garden relatively low maintenance so we also created an area of decking, where we can sit out in the warmer weather and have barbecues but which requires little looking after.”

FAMILY HOME
The conservatory has been a fabulous additional family and entertaining space. They have also enjoyed having the two separate drawing or sitting rooms, as well as the dedicated dining room. The kitchen, which also has space for a breakfast table, has been a useful and practical room. “Everything has worked very well for us – our boys designed their own built-in furniture for their rooms and so always had plenty of room to do their school work. This house would be ideal for a family with young children of the age our boys were when we came here and would also be ideal for those with teenagers.”

EXCELLENT LOCATION
The children were able to walk to their primary school from the house. The family have also enjoyed their proximity to Princes Risborough and High Wycombe. “We are so well-placed for the M1, M40, M4, M3 and M25 too, and it is so easy to get to Heathrow and Luton airports. The links for everything here are fantastic. It is incredible that you can live somewhere so tranquil as this, where you really can hear a pin drop, yet you have such easy access to the motorways and are five minutes from the station – and from there you can then be at Marylebone in 37 minutes.”

NATURAL WORLD
Their natural surroundings have given them so much pleasure. While the paddock was used for outside play by their boys it could hold other uses for new owners – even as somewhere to keep chickens or goats perhaps. “We have enjoyed watching all the wildlife: the pheasants and the deer, and the blue tits that nest in our bird box,” she says. “It has been wonderful to be able to walk from here, to go to the nearby bluebell woods or across the countryside and our sons used to love it when it snowed and they could take their sledges on to the hills above us and have hours of fun.”

Setting the scene

The picturesque and historic market town of Princes Risborough is within a short drive. Whiteleaf Golf Club is nearby and county life includes open air activities such as point-to-point. There are many delightful country bridleways and footpaths leading into the Chiltern Hills, including the Roman Icknield Way.

Within Easy Reach

Other local towns within a short drive include the also picturesque market town of Thame, with its large Waitrose, Aylesbury, with a large shopping centre, cinemas and the Waterside Theatre. There are many highly regarded pre-schools, primary schools and upper schools in and around the area. Loosley Row is within easy commuting distance of London. Chiltern Rail mainline services run directly from Princes Risborough to London Marylebone with journey times of approximately 37 to 50 minutes. There are similar journey times to Heathrow airport via the M40/M25/ M4. The Midlands are readily accessible via the M40/ A41/M25/M1 as well as by rail.

DIRECTIONS:

From High Wycombe, travel west on the A40 towards West Wycombe and at the Pedestal Garage roundabout take the exit to Bradenham Road/A4010. Continue towards Princes Risborough, turning left onto Little Lane, signposted Loosley Row. Woodbank is the first turning on the left and you will find the property on the left hand side.
