Situation

French Street is a small hamlet that is highly sought after due to its small number of properties.

Lying approx 1.5 miles to the south-east of Westerham, its name appears to derive from when the locality was under the ownership of John le Frenche, circa 1254. Illustrious former residents include the 16th century religious reformer, John Frith, Major General James Wolfe and, of course, Sir Winston Churchill who chose Chartwell as his family home and lived there until his death.

Westerham has a charming mix of restaurants, cafes, banks, shops and boutiques, ensuring a strong local community and a thriving town. There are many historic attractions in the area including Chartwell, Hever Castle, Penshurst Place and Squerrys Court. The immediate countryside is lovely, providing for marvellous walks and riding. A variety of sporting activities are catered for with tennis, rugby and football clubs and various golf courses in wide supply.

The nearby the towns of Oxted (5 miles) and Sevenoaks (7 miles) provide fast train services to London Victoria (39 minutes) and London Bridge (32 minutes) and offer an excellent selection of shops, cafes, supermarkets, restaurants, a cinema, theatre and leisure centre.

The national motorway network and international airports are easily accessible via the M25 at Godstone (junction 6) or Sevenoaks (junction 5).

The area is renowned for its fine educational provision at pre-school, primary and secondary levels, in both the state and private sectors including Churchill Primary School (Westerham), Hazelwood in Limpsfield, Woldingham School for Girls, New Beacon (Sevenoaks), Sevenoaks School and the Kent Grammar Schools.

Description

Set in one of the most sought after locations in the area, Mannings Wood is a handsome country house constructed by Durtnell in 1936.

Located only a short drive away from the popular, historic market town of Westerham and the former home of Winston Churchill, Chartwell, the house benefits from an elevated position, affording lovely views over the gently rolling Kentish countryside.

With external elevations of red brick and Sussex-style tile hanging under a pitched tiled roof, this handsome dwelling has recently been the subject of an extensive programme of refurbishment and restoration, which has resulted in a sophisticated and understated combination of 21st century technologies and energy saving practices with classic architectural features of the period.

Works included overhauling the roof and tile hanging, re-wiring, re-plumbing, and the installation of a Mega Flow systems, specially commissioned replacement double-glazed Crittall windows, a new private drainage treatment plant and a Biomass boiler system.

Internally, the restoration has included complete re-plastering and decoration, restoring and renovating the fireplaces, honey oak floors, staircase and balustrading.

The kitchen/breakfast room was designed and fitted by Rencraft with walnut cabinetry, green granite work surfaces, a Falcon range cooker and a Quooker hot tap.

The elegant reception rooms are positioned to the rear of the property in order to capture the views.

The first floor has five bedrooms and two bath/shower rooms, with the master suite having a dual aspect, a large walk-in dressing room and an en suite bathroom, also fitted by Rencraft.

The second floor is accessed via the secondary staircase and is laid out to provide a spacious studio bedroom with a large en suite shower room, which includes a sauna and a stream shower cabinet.

There are lovely views to the south over the gardens and beyond from all windows at the rear of the house.

Outside

Approached via a drive to a parking and turning area in front of the detached garaging, the house sits within attractive grounds that are a particular feature of the property.

The gardens include large expanses of lawn with well stocked flower beds and shrubberies, a large York stone terrace and mature trees in some light woodland and high hedging.

The outdoor pool is heated via a heat exchange system, has a secure electric cover and is surrounded by a pool terrace. In addition there is a heated wave pool in a summerhouse-type chalet.

The all-weather tennis court is fully fenced and the present owner has installed a perimeter electric dog fence.

There is a secondary access for garden machinery and for the Biomass boiler outbuilding.
