Leigh Farm Cottage is located at the foot of a long private track, shared with the Farm and the former Leigh Farm house (almost a mini "Hamlet"). The track is approximately 1.25 miles in length and Is by local standards, being located on top of the hill, relatively level for most of its length, slowly then gently dropping as it approaches the properties, sweeping eventually through a small copse of trees, arriving at Leigh Farm Cottage first and then both the old Farmhouse and Farm.

Whilst our clients manage to pop in and out with their combination of 4 x 4 and smaller "Fiat" with no issues, many not used to a rural track, may feel that the access is at first glance slightly daunting. In truth, whilst a rough track with some pot holes, the vast majority of the 1.25 mile track is perfectly traversable, only the last hundred yards or so could be slightly more difficult on occasion. The rest of the track is set on fairly solid ground, passing through rolling fields and with a truly superb backdrop and views over the surrounding countryside. The property is located within the National Park between Raleigh's Cross and Wheddon Cross, on the southern side of this road, approached from a small country lane (Armour Lane, opposite the entrance to Kennisham Forest) from which the track to the property (located just past Goosemoor Farm) can be found on your left hand side.

Minehead, Dunster, Dulverton, Wheddon Cross, Exford and Winsford all well know spots are close at hand, as is the renowned Wimbleball Reservoir located relatively close by. For those seeking a country life, but do not want total isolation, then this could very well be for you.

To the front of the cottage is a porch with a further door leading into the Dining Room. This room enjoys an Easterly outlook over the front garden whilst a feature back to back wood burning stove with period bread oven and what we believe was an original crib shelf makes for a great entertaining area.

A door from here leads into an Inner Hallway whilst a door to the opposite side leads into the light and airy Sitting Room with window to the rear, the feature fireplace and French doors leading out to the front garden and seating area.

Returning to the inner hall, the stairs lead to the first floor accommodation whilst a Cloakroom with WC and wash basin will be found to one side.

From the hall, a secondary door then leads into the well fitted Kitchen/Breakfast Room with fitted base and wall units along two walls integrating a 4 ring electric hob with oven and double bowl sink unit. Windows to the front and rear along with a stable door to the rear flood the room with natural light whilst an opening to the side leads through to the Utility Area with further units and small window to the rear.

Moving to the first floor, a large Landing area runs along the Western elevation giving access to all the first floor rooms.

Bedroom 1 will be found at the far end and like the sitting room beneath, enjoys a double aspect with views over the gardens and exposed beams.

From Dulverton
Procced out of the town on the B3222 passing over Hele Bridge and turn right onto the A396. Take the next left and proceed to the top of the hill passing the 3 turnings on your right signposted Brompton Regis. Shortly after the third junction, turn right signposted Withel Florey and Raleigh's Cross. From this point, continue for exactly 1.5 miles and the track will be found on your right hand side with a small name plate to Leigh Farm. Follow this track for 1.25 miles and Leigh Farm Cottage will be the first cottage on your left hand side. (Please drive slowly along the track)

From Taunton
Proceed along the B3224 sign posed to Wheddon Cross passing Raleigh's Cross on your left. Shortly after this, turn right in front of a white Chapel and continue along the B3224 for c.4 miles where you will then need to turn left signposted Brompton Regis and Dulverton. Continue along this lane for c.0.5 mile and the track leading to Leigh Farm Cottage will then be found on your left hand side.
