Description Planning permission was granted by Mid Suffolk District Council on 16th May 2014 for the erection of a new one and a half storey dwelling with associated access. The planning permission reference is 0906/14, a copy of which is included within these particulars. Conditions 9 and 10 of the planning permission relate to archaeological investigation works. The vendors have obtained a quotation from Suffolk Archaelogy of £2,275 plus VAT to discharge these conditions, which will be held until 31st December 2016. A copy of this quotation is available on request.

The consented dwelling will extend to some 1,400 square feet (130 square metres), with the accommodation comprising an entrance hall, large open plan kitchen/dining room and sitting room with the sitting room having bi-fold doors opening onto the south facing gardens, a utility room, cloakroom and ground floor bedroom with en-suite facility. On the first floor there are to be two further bedrooms and a bathroom. Outside, there will be a driveway for the parking and turning of cars, with the remainder comprising the delightful mature gardens, which currently form part of Autumn Meadow.

It is intended that the proposed dwelling will be finished in red brick, with a clay pantile roof. Window and doors will be low maintenance white UPVC, as will the fascia, soffit and barge boards. Extracts of the site, floorplans and elevations, which accompanied the planning permission, are included within these particulars.

Prospective purchasers should note that the vendors will include obligations within the sale contract to erect the 2 metre high boundary fencing along the northern and eastern boundaries within 3 months of the sale completing, and that the dwelling is to be built and completed within 24 months of the sale completing. The owners will also include covenants to ensure that only one dwelling is built on site, and that no windows at first floor level will overlook the gardens of Autumn Meadow. In addition to the fencing requirement stated above, the purchaser will be required to secure the plot with Heras fencing (or similar) before any works to the new entrance have commenced.  

Unilateral Planning Obligation The vendors entered into a Unilateral Planning Obligation in April 2014, that requires the payment of a social infrastructure contribution of £2,868. This amount is to be increased in line with the Retail Price Index for the intervening period.  

   

Viewing The plot is screened from the road by mature hedge and therefore access can only be gained via Autumn Meadow. Consequently, prior appointments need to be made with the vendors.  

Services We are advised that mains electricity is in the public highway overhead, and that mains water is available in the public highway. A mains drainage connection is already available on site.
